Some of these terms are interchangeable, depending on which Realtor you ask. Zero lot line means your own house is the property, there's no lawn to maintain as that's owned/managed by the subdivision HOA. Patio homes often mean maintenance provided town homes, sometimes on a slab with no basement. Villas often mean single family homes that have maintenance provided and most have the master bedroom on the first floor. Some Villa communities have attached homes and may even be called townhomes on MLS or vice-versa. Again, it's the terminology is sometimes confusing. It can often depend on what term was used by the developers/builders/project agents when the community was first developed. Hope that helps!
