From a buyer's perspective it doesn't make sense to waive inspections based on a seller's pre-inspection report. If a seller wants to lure buyers, it makes more sense to offer to help pay closing costs & prepaids than show a "pre-inspection" report. Many valid points made in this post. Why in the hell would anyone want to pre-inspect ?? All this does is cost the seller money. The only way this makes sense is if a buyer then doesn't do their own.
