Keller Williams RED (Renew, Energize & Donate) Day is the day each year that the company I associate myself with spends giving back to the community that gives to us. Over the past couple of years, my local Overland Park office has placed our focus on giving to Children’s Mercy Hospital. Children’s Mercy has two local hospitals, one in downtown Kansas City and the other within walking distance from my office at I-435 and Metcalf in Overland Park KS. On this RED Day 2010, we delivered wagon after wagon loaded with crayons and other art supplies.

Michelle Parish headed the drive the drive this year. Children’s Mercy Hospital is one of the best pediatric hospitals in the country and has received the Magnet Designation for excellence in patient care from the American Nurses Credentialing Center. The hospital serves babies to those 18 years of age. I’ve had my two boys there at least five times, that I can recall, and the care we received each unfortunate visit to Children’s Mercy Hospital was extraordinary.

Kansas City Has The Lowest Average Mortgage Interests In The Country

I have covered in the past why it’s so important for home buyers to consider today’s historically low interest rates when evaluating their potential home purchase. I believe many Kansas City homebuyers will look back and realize the lower interest rate they obtained were much more important than the few thousand they might have “saved” by waiting for home X to drop their price – or for home Y to come on the market. Of course, NO ONE knows the future, so we’ll see.


What we do know is that today’s low interest rates will be a huge factor for homeowners who stay in their home an extended period of time. According to MSN.com, Kansas City is the only metro market in the United States with average interest rates below 5%. The average buyer can secure a 30 year fixed rate loan in Kansas city for just 4.94 — that is amazing!  Here’s the top 5 list according to MSN Money

1. Kansas City MO/KS – 4.94%
2. Houston TX – 5.03%
3. Dallas TX – 5.06%
4. Virginia Beach VA – 5.06%
5. San Antonio TX – 5.12%


The article attributes the low interest rates in the above areas to the same things that have kept our local market from completely crapping out during difficult economic times – we didn’t see the huge fluctuations and appreciation that many U.S. real estate markets experienced.

Home Sales Rise Nationally And In The Kansas City Metro Area In March

Checking The Pulse Of The Kansas City Real Estate Market

The number of home sales across the state of Kansas rose 5.8% in March 2010 in comparison to March 2009. This according to the recently released report from my Kansas Association of Realtors. The raw numbers were 2,375 sold properties in March, which was an increase from the 2,244 sold properties in March 2009. The rise in Kansas wasn’t nearly as good as the national average however. Home sales across the U.S. were up 16% March 2010 over March 2009. Comparing the number of homes on the market in Kansas (18,000+) to the sales rate in March indicates there’s 7.6 months of inventory on the market in Kansas.


Here locally in the Kansas City metro area, we had 2,364 home’s sold in March of this year. In March of 2009, there were 2,126 sales. This roughly 11% increase puts us slightly closer to the national figure than the state increase.  The tax credit closings coming through the end of June, should continue driving home sales (closings). What’s in store come mid-summer, after the tax credit is long gone, is the situation that home sellers, home buyers and real estate agents will be watching closely.

Below are the past 15 days of market stats for real estate in the city of Overland Park Kansas. We can figure the absorption rate using these figures and doing so then tells us there’s currently 4.1 months of inventory in Overland Park. This is much better than we’ve seen in other areas and even in Overland Park recently. The improvement lies in an average of a 264 per month sale pace. Even more impressive is the 190 contracts written over the same period. That is no doubt fueled by the tax credit that ended last week — yet still great to see.

Home sellers are still pricing their homes higher than what the market is bearing however. The average list price was $283,277, which is about $30,000 higher than the average home sold for over the same period.
