Are You Barking Up The Wrong Tree When Trying To Locate Kansas City Area Rental Homes?

I often get calls where people want my help in locating Kansas City area rental homes. I immediately inform them that the Kansas City MLS doesn’t have a rental section where I can simply log in and search area rentals. I also let renters know it usually takes a whole lot of searching to locate an adequate rental property. That’s when many of them tell me they want me to do that for them.  When I ask them how I’ll be compensated, the phone get’s quiet nearly every time. Locating rentals really is a dilemma because renters really need assistance but they’re rarely willing to pay for the help.

If the conversation with the renter continues, I explain that I’m willing to assist them if they’re looking for a short-term rental with the plan of then buying a home in the next 3 to 6 months. In most cases, the conversation ends right there because they have no intentions of buying a home. In cases where a renter won’t be buying a home, even if they were willing to pay me something to help them find a rental, it wouldn’t be enough to pull my away from helping buyers buy homes and sellers sell homes.

The few real estate agents I’ve heard who are willing to show rental properties are not making much doing it. In helping a renter locate a rental property, an agent might earn 6% of the first year’s gross rentals or possibly the equivalent of one month’s rent. In other cases, the rental owner may tell the real estate agent to piss off (as Gordon Ramsay would say) because they’re not  willing to pay any type of compensation for the agent bringing a renter into the fold. Really, in the best of situations, an agent might get make a couple hundred dollars for an untold amount of hours making it happen.

As I mentioned, I always ask the question “are you looking for a short-term rental with the plan of buying a home in the next 3 to 6 months”. A small percentage of these calls  indeed lead to a buyer’s agency agreement being signed for the later purchase and I’m willing to help them locate a rental – for free in most cases. If they don’t end up buying a home, my gamble didn’t pay off. So right away you can see dealing with rentals is a risky proposition for a real estate agent.

Many metro MLS databases have a section for rental homes, however the Kansas City MLS doesn’t. Fortunately I have some good tricks up my sleeve that help me locate potential short-term rentals for my Kansas City and Johnson County Kansas real estate clients. Often times, we’re able to locate rentals in very specific areas such as Johnson County, Overland Park, Olathe, Lenexa, Leawood, Shawnee… and sometimes even by subdivision, though that can be more complicated. Helping a buyer locate a short-term rentals allows them to settle into the area and take their time in making a solid purchase decision.

The average sales price overall in Camden Woods was $349,300. The single family section of Camden Woods saw three home sales at an average sale price of $458,333. The villas section Camden Woods had seven sales at an average sales price of $302,571.

Comparing the 8 Active listings in Camden Woods to the 12-month sales rate in the community, there’s 9.6 months of inventory currently on the market. This is high and there’s plenty of homes for buyers to consider.  The average current list price of $394,894 is very reasonable compared to the average sale price the past year in the subdivision overall. Using the past 15 days of real estate market stats in the chart below to figure the absorption rate in Johnson County Kansas, there’s currently 11.4 months of inventory on the market. This is the highest I’ve seen in some time and a sales rate of under 400 sales a month in the county is not high enough for an inventory of more than 4,000 homes on the market. There’s slightly better news in the number of homes that went under contract over the same 15-day period. If we use the figure of the 279 homes that went under contract to figure the absorption rate in Johnson County (under the assumption all will close), there’s 7.8 months of inventory – which is still high.

Always Do A Final Walk-Through Prior To Closing Your Kansas City Real Estate Transaction

Once a buyer has come to terms with a seller on an Inspection Resolution, most transactions are full-speed ahead to closing. As a listing agent I know that many home buyers never even come to do a final walk-through of the home. Or if it’s a vacant home the buyer’s agent may have let the buyer into the home without notice. Either way is not the proper way to handle matters in the days leading up the closing.


Doing a final walk-through in the days prior to closing is important for many reasons. One, it’s the buyers chance to walk the home and verify the agreed to inspection items have been completed properly. If something hasn’t been done, there will be time for the seller to get contractors back to the home – assuming you don’t try to do the walk-through at the very last-minute. Just as important, a final walk-through allows a buyer to walk-through the home and be sure nothing adverse has happened to the home in the weeks leading up to the closing. Image if there has been a plumbing leak, roof leak, fire damage or vandalism to the home in the mean time?

You might also like to know if the seller damaged the hardwood floors moving that piano out of the home. Or if they’ve left huge holes in the drywall after removing large items. You’ll also want to verify all items that were considered “fixtures” in the real estate contact are still at the home. Did the seller take the half bath mirror with them that was screwed into the wall? Did they take the refrigerator that was clearly written in the contract as staying? These are important factors that only a final walk-through will help with and have you feeling confident when you sit down at closing to sign on the dotted line.

Closing on a home using the seller’s “word” that they’ll get things straightened out after closing could mean the item will never get addressed. A buyer looses most of their leverage after the closing has occurred and the seller has their money. Of course a buyer could sue if the issue is worthy enough, but why not avoid that by just making sure everything is in order PRIOR to closing?  Some of the other more critical items to really look over include making sure the there’s no damage to the walls or floors from the seller moving out and that the furnace, air conditioner and kitchen appliances are all working properly.

If a home simply can’t be made perfectly ready for closing, then there’s several options. The obvious one is delaying the closing, but that could be a very bad situation for a buyer or seller… or both. The sales price of the home could be reduced by the amount needed to address the item in question — if the lender will allow this to occur. Money could be placed into an escrow account and released once the item is complete. Another solution I’ve seen, is the seller agrees to pay for an item at closing and a check is cut by the title company to the company that will be doing the repair. The check is then given to the BUYER of the home at closing, who will have the leverage of not releasing the check to that company until the work is completed.

Tax Credit Party Continues With News That May Homes Sales In Kansas Were Up More Than 20%

When it was reported about a month ago that April home sales in Kansas had risen more than 40% from the previous April, I was very impressed. Although the news had to be taken with a grain of salt – because it was tax credit fueled – I was still looking forward to seeing some more tax credit fueled sale’s figures for May. Well the figures are out and the party continues with news that Kansas home sales were up more than 20% in May 2010 over May 2009.

This is good news no doubt, but not as impressive as April’s report was compared to the nationally sales figures. In April, the increase in the sales rate from the previous year in Kansas was almost double that of the comparable national sales rate. But in May the increase in the Kansas sales rate was much more in line with what’s going on nationally — a 22.6% increase locally in Kansas compared to 19.2% nationally. The raw numbers, as reported by my Kansas Association of Realtors (KAR), shows there were 3,355 homes sold this May, compared to 2,737 in May 2009.

KAR reports there’s 5.6 months of inventory on the market, which is a slight improvement over April’s report of 5.7 months of inventory. Before there was an extension to the deadline for tax credit closings to occur, many close dates were set for mid to late June. So I expect that when June’s figures are release those will be better than last year as well. The extension provided for closings may also lead to higher sales rates when the July and August stats are reported down the road. In other news from the May report, the average sales price in Kansas was $157,822. This is a decrease from the $161,928 average sale’s price in May 2009.  Taking an isolated look at the Johnson County Kansas real estate market, there were 935 home sales in May of this year, which was a 22% increase over May 2009.

After figuring the real estate absorption rate over the past 15 days in Overland Park Kansas, we find that there’s 6.4 months of inventory on the market.   This is higher than we’ve seen recently in Overland Park and a pace of 184 sales per month in the city is not enough to eat up the nearly 1200 homes currently for sale. The number of homes that went pending is similar to the number of homes sold (closed) over the same 15-day period and an indication that the sales rate hasn’t picked up in recent weeks.

Congress Extends Tax Credit Closing Deadline For Kansas City Homes Already Under Contract

An estimated 180,000 home buyers (according to my National Association of Realtors) were faced with losing the $8000 tax credit last week. Since the tax credit is no doubt what motivated many of these buyers to go under contract in the first place, it was important that an extension was given for the real estate transactions that hadn’t yet closed. Of course, leave it to Congress to wait until the last-minute to get off their butts and get something done. What they passed is a three-month extension and, although it doesn’t help buyers out currently looking for homes, the bill will save the tax credit for those buyers who were under contract prior to 4/30/10.


This bill was important not just for buyers counting on this tax credit, but also for many home sellers as well. There were many cases where the contracts were written with the stipulation that the transaction must close by 6/30/10 or the buyer could cancel due to loss of the home buyer tax credit — and get a full refund of their earnest deposit.  So everyone wins – except for our children who will no doubt face higher taxes to make up the billions we’ve just given away.

Much of the need for the extension came simply from mortgage lenders being inundated with too many closings at the same time. There were only so many hours in the day for lenders who were closing more deals than they ever had before. There were also many unpredictable Short Sales pushing closings past the deadline. Officially, the new closing deadline for the transactions under contract will be 9/30/10. With $21 billion already on our children’s plates to pay back, I sure hope these additional closings add some stability to our nation’s shaky economy and real estate market.
