Buying and selling real estate in a new COVID-19 world

The Jason Brown Group

I’m sure most of our clients, friends and family never envisioned spending so much time in their homes… A home for most was a place to relax after work, events and activities but it’s become THE place for work, events and activities. From a real estate agent stand-point, it’s no longer business as usual in the ever-changing world of sheltering-in-place, self-isolation, quarantines, lockdowns and general social distancing.

Real estate is considered an essential service and my group has maintained a focus on getting all of our current real estate transactions through to closing. Every deal my group has been involved with since the COVID-19 situation began has made it through to closing, including several more the past week… It’s taken a lot of work, planning and diligence to make it happen in such a volatile work environment. For clients without a pressing situation, we’ve been busy working on timing of things to jump in the market once the current situation has settled.

For home sellers in the urgent situation of already having their current home under contract, already having purchased another home, being in the middle of a relocation, or otherwise soon to be in a homeless situation, we continue to work daily to help those sellers. We’re taking all possible precautions, including the showing restrictions in place on our listings. For sellers earlier in the process or without a pressing need, we continue working closely on getting homes prepared to go on the market with a future target date in place. This allows our sellers to address any improvements, repairs and cleaning, and allows us to prepare for photos, staging and pre-marketing… Our seller’s homes are really going to shine once they hit the market!

For home buyers in an urgent situation of already having their current home under contract or sold, being in the middle of a relocation, facing the end of a lease agreement, or otherwise in a soon-to-be homeless situation, we continue working closely with our buyers to locate a home. We’re taking all possible precautions, even bringing hand sanitizer to all showings. A critical part of our success is that we choose to work with the best mortgage lenders, title companies and critical alliance partners in the area… Everyone that I personally recommend has bent over backwards to help me and help my clients get the real estate transactions through to closing!

If you’re in a situation where a move can wait, let’s put together our plan now for going on the market or starting the home search, once the health crisis has settled down. But if you’re in a situation where a move is critical, my real estate group is ready and able to assist you. Were using special COVID-19 contract addendums to help with guidance through the real estate process.

Regardless, everyone’s safety — ours, our clients and everyone involved in the real estate process — is of the highest priority to my group and we’re taking all precautions every step of the way, including no one in the same car, six foot rule, using hand sanitizer for showings, conducting virtual meetings, Facetime showings, having only principals to the transaction present, etc.

Shortage of real estate inventory means NOW is the time to sell… Especially under the $500,000 price range!

Inventory in Johnson County Kansas has been down for more than two years and right now we’re hovering around 2 months of inventory in many areas. 5 to 7 months of inventory is considered a balanced market.  In my 25 years in the real estate industry, I’ve never seen anything like it. Right now in Olathe Kansas we have the lowest volume of inventory I’ve ever seen… There’s just 1.6 months of inventory on the market!  That’s simply are not enough homes to meet demand and I’m in search of listings to put on the market right now, especially in the under $500,000 price range.

If you know ANYONE thinking about selling their home, I can help them. I’ll run a market assessment to show them where they’d be if we were in a balanced real estate market. Then I’ll show them what the current market means to them. In quick moving areas right now, buyers in the $400’s price range can likely add 4 to 6% on to the list price and still get great activity… Buyers in the $300’s price range can likely add 6 to 8% on to the list price and still get great activity… Buyers in the $200’s price range can likely add 8 to 10% on to the list price and still get great activity.

My cost effective listing preparation tips help sellers get their homes ready to go on the market quickly and with the least amount of hassle possible. We then get to work to get our seller’s homes under contract quickly and SOLD for the highest possible price. Home Sale Prices And Volume Of Sales In Kansas Continues To Favor Home Sellers

Checking The Pulse Of The Kansas City Real Estate Market


The most recent Kansas Association of Realtors real estate stats (for the month of May) indicates further strengthening of the state-wide housing market. Home sales volume continue to rise, as does resulting home sale prices. During the month of May in Kansas, homes sales increased 14.2% compared to May of last year. This follows up last months reported 7.8% increase in home sales.

At last months check, the state was in a balanced real estate market but nearing a seller’s market (with 5.2 months of inventory). This month there is 4.0 months of inventory on the market and thus the state  has moved into a seller’s market. The rise in home sale prices was just as impressive with average sale prices rising 9.5% compared to May of last year. This follows up last month’s huge 13.7% increase in sale prices in Kansas.

Locally in the Johnson County Kansas area, the real estate market continues to heavily favor home sellers. Over the past month there were 933 homes sold (closed) and comparing this sales rate against the current volume of homes for sale, it calculates to 2.6 months of inventory on the market. This is an increase over last month’s 2.1 months of inventory but still represents a very strong seller’s real estate market in Johnson County Kansas.

With Only 2.5 Months Of Inventory In Johnson County Kansas, NOW Is The Time To Sell

School is out and with Memorial Day weekend here we’re seeing a rush of buyers getting out to locate a new home. If you’re one of the many who have been thinking about selling your home, now is definitely the time to get your home on the market. Sellers are turning their homes quicker than we have seen in many, many years and if you price your home appropriately, it could sell within a week. Many homes that are priced slightly above comparable sales are selling within weeks due to the lack of competition on the market.

Overall in Johnson County Kansas, there were 893 homes sold the past month. No Slow Down Present With The Kansas Real Estate Market

Checking The Pulse Of The Kansas City Real Estate Market


The most recently released real estate market stats (covering the month of November) show the state of Kansas had further improvements in both average sales prices and volume of home sold across the state. The volume of homes sold rose 23.2% in November in comparison to November 2011. This is another big jump that follows up last month’s 20.5% increase in the number of homes sold state-wide in Kansas.

Average home sale price rose 5.0% compared to November of last year. This jump in home sale prices follows up last month’s 3.8% increase. Comparing November’s sales rate against the volume of homes for sale, there’s 5.4 months of inventory on the market — an improvement on last month’s 5.6 months of inventory. Both calculations represent a balanced real estate market and trending towards a seller’s market. This makes nine straight months that Kansas has been in a balanced market.

Here locally in Johnson County Kansas, the real estate market remains in a seller’s market. In the past 30 days there were 554  homes sold in Johnson County Kansas. Comparing this sales rate against the current volume of homes for sale, there’s 3.7 months of inventory on the market. This is identical to the 3.7 months of inventory at last month’s check. All of this is excellent news for our local real estate market.

The Rally For Homeownership Across The U.S. Makes It’s Kansas City Stop

Checking The Pulse Of The Kansas City Real Estate Market

Housing has led the way for every major economic recovery in U.S. history. To be sure our government is not overlooking the importance of housing, there’s a seven city Rally For Homeownership event across the U.S. and it’s making a stop in Kansas City next week. You can play an important role by attending the event next Tuesday 9/25/12 from 11:30am to 1pm. The free event is put on with cooperation of the National Association of Home Builders and as a former president of the KC Home Builder’s Association, my brother Mike Brown is chairman of the event.

Our lawmakers seem to have forgotten that housing generates jobs and stimulates our economy, so the objective of the Rally For Homeownership event is to ensure that our lawmakers DO remember that when they’re making decisions that affect our country’s short-term and long-term future. It’s up to us to remind Congress that Americans value the pride of homeownership, the investment that is homeownership, that owning a home is the American way and that it’s critical for our laws reflect these truths.

Speakers at the event will include Emanuel Cleaver (U.S. Representative), Nick Jordan (Kansas Secretary of Revenue), Kevin Stucker (President of the KC Home Builders Association), Don Reimal (Independence MO Mayor), Dave Lindstrom (Johnson County KS Commissioner) and Chris Koster (Missouri Attorney General).

The initial rally in Columbia South Carolina drew nearly 1000 citizens and spearheaded these additional 7 stops. The location for the Kansas City event is the Harry S. Truman Library and Museum in Independence MO and you can click here for directions. The event lasts 1.5 hours and I hope you’ll attend as this affects anyone who owns a home, hopes to own a home, works in a profession affected by the housing industry as well as anyone who simply cares about the great effect that the housing market has on our country’s economic recovery.
