This weekend is the second of three weekends for the spring Kansas City Parade of Homes Tour. The Home Builders Association of Kansas City has been putting on the event since 1942 and this year there are more than 400 entries on tour. Homes can be viewed free of charge across the Kansas City metro area, including Kansas City, Johnson County, Overland Park, Leawood, Lenexa, Shawnee, Lee’s Summit, Liberty and all areas in between.

128 Kansas City area home builders have entered 403 homes on the spring homes tour in prices ranging from $210,000 all the way up to $3 million. New home community agents across the metro are holding nearly all the homes on tour open from 11am until 6pm daily. Contact individual communities to verify hours.

New Home Construction Rebound Continues In Johnson County Kansas

Checking The Pulse Of The Kansas City Real Estate Market

I’ve spoken with several Kansas City home builders recently and the general sentiment is that demand for new homes is stronger than it has been in many years. This is a good sign for an industry that has been battered as bad as any sector during the real estate downturn. I know simply from driving through our area’s new home communities that construction in Johnson County Kansas is as active as I’ve seen since 2007 and the new home starts are helping buyers find homes in what has been a seller’s market in Johnson County Kansas for more than a year.

Despite the uptick in new home starts, new home construction is still running at a fraction of the levels seen in 2005. To put it in perspective, going back to 2005 when home construction was still “hot”, there were 3,047 new homes sold (closed) in Johnson County Kansas. In comparison over the last 365 days, there were 1,117 homes sold (closed) in Johnson County KS, so we’re at about 1/3 of the new home construction pace seen during the real estate boom.

While pulling these stats, I took a look at average sales prices and in 2005 the average new home sales price in Johnson County Kansas was around $326,000. Over the past 365 days the average sales price was $393,000, so these stats would seem to indicate pent up demand for new homes in the $200’s and lower $300’s price ranges.
