There’s a common misperception that all agents are the same and that really couldn’t be more from the truth. When I look around my office I’m amazed sometimes by how DIFFERENT all of us are. I’m different in many ways from some agents and occasionally completely different than some agents. But it’s good that we’re not all the same because not all home buyers are sellers are the same.

Different buyers and sellers have different needs and personalities and it’s important that both find a “good fit” because this isn’t a relationship that ends 5 minutes later. My real estate group is constantly working to make the process easier on our clients and we provide detailed services and exceptional communication throughout the process. It’s my goal to never have a seller ask “what are you doing to market my home?” or have a buyer ask “why haven’t we heard from you the past few weeks?” Instead, we want our clients thinking “my last real estate agent didn’t do that for me!”. One of the ways we leave clients with that feeling is through our use of electronic signatures.

Electronic signatures make the signing of real estate documents take minutes rather than hours. For home buyers it can mean the difference in getting the home they want or losing it to another buyer. Once a buyer decides to make an offer, it’s often a race to get the offer together and into the listing agents hands quickly to avoid losing the home to another buyer. Nearly 50% of agents are now using electronic signatures and those who do are getting contracts processed 80% faster than the old email-print-sign-scan-email back process. So consider the services you will receive during the process, because half of agents are clearly behind the times.

Continued Improvement In Real Estate Market Has Nearly Pushed State Of Kansas Into A Seller’s Market

The most recently released Kansas Association of Realtors stats (for the month of March) indicate a strengthening real estate market in the state of Kansas. The volume of home sales continue to rise and with that trend average sales prices are trending higher as well. Overall in Kansas, home sales increased another 4.1% in March, compared to March 2011 market stats. This follows a 3.4% increase at last months check.

The state has moved back into a balanced real estate market with 5.3 months of inventory on the market. If next months stats show any further improvement, Kansas is likely to move into a seller’s real estate market. The 5.3 months of inventory is a huge reduction over the 7.4 months inventory last month. The rise in home sale prices was even more impressive, with average sales price rising a massive 9% compared to March of last year. This improvement follows up last months even larger 10% increase. 

Locally in the Johnson County Kansas area, the real estate market continues to favor home sellers. Over the past month there were 725 homes sold (closed) and comparing this sales rate against the current volume of homes for sale, it calculates to 2.9 months of inventory on the market. This is an improvement over last month’s already seller dominant 3.1 months of inventory.

Overland Park Kansas Makes Top 10 List Of “Small” Cities In The U.S.

For the fourth time in the last 7 years, the city of Overland Park Kansas is ranked in the top 10 of Money Magazine’s list of America’s Best Small Cities. The list has become an annual gauge of the hottest cities to work, live and raise a family. The list is a compilation of U.S cities with features including “strong job opportunities, great schools, low crime, quality health care, and plenty to do…” 

Overland Park came in 9th in the 2012 top 100 poll, following up on past top 10 finishes in 2006, 2008 and 2010. The list considered cities with populations in the 50,000 to 300,000 range (Overland Park has an estimated population of 175,000). The poll notes Overland Park residents “rave about their friendly neighbors” and that the city features large national employers in additional to having “a half-dozen mid-size firms move to town in the past year”.

For The Majority Of Overland Park Home Buyers, It’s All About The Price

Choosing an appropriate list price will always be a critical step in the home selling process. But it’s more important than ever in today’s buyer’s market because, for the majority of home buyers in Overland Park, Johnson County Kansas and the surrounding Kansas City area, it’s all about the money they’re paying for a home. If the price isn’t right, buyers are moving on and leaving sellers in the dust. This fact makes it hard for many home sellers who, while trying to arrive at an appropriate list, have heavy burdens on them like trying to break even, considering a short sale if they’re upside down or just trying to net as much as possible on the sale and move on.


Though the market has improved in the past year, we remain in a buyer’s market and until that changes buyers are going to demand a great deal. It’s the law of supply and demand and buyers today certainly recognize they have the bull by the horns. They feel that they must get a good deal while the time is right and to also avoid losing money should property values fall in the near future. Still, for every home there’s a price that will sell the home and finding that price early in the process and avoiding a lengthy stay on the market is almost always in a seller’s best interest.

Seller’s need to be smarter than their neighbor when selling and understand that the over-priced listing down the street is not a reason to also be over-priced — it’s a reason to price the home BELOW them. There’s more supply (sellers) than demand (buyers) in today’s market and it’s possible some of the neighborhood homes will never sell. Or some will take a lot longer than others to sell. If a seller doesn’t want to be THAT home, then pricing ahead of the competition is advised and essentially the neighbors over-priced listing will push buyers their way.
