#1 Home Seller Objective… Sell quickly? Sell at max value? Sell in an organized fashion? Something else entirely?

We see 3 common objectives with the majority of our home sellers: Sell quickly, sell for max value, and sell in an organized fashion.  It’s the selling trifecta. Yet while these are the basis for most home sales, it would be a mistake to assume that all — or even one — of these objectives is most important to a specific home seller. Therefore we ASK our sellers to let us know their #1 home selling objective. Whether it’s one of the 3 common objectives, or something else entirely, if we don’t ask there’s just no way we can truly help a seller achieve their real estate goals. After determining a seller’s #1 home selling objective then we can dive into the other important factors in selling a home.

One of the critical factors in selling a home is showing condition of the property. This is something that in most cases a seller can control and we’re able to suggest repairs, updating and staging that can help sellers maximize the financial return on their real estate investment. With buyers frequently doubling the estimated costs of deferred maintenance and repairs that would need addressed after closing, it almost always makes senses for a seller to consider making essential repairs, updating and staging efforts prior to going on the market. With the experience of 1,000+ area home sales, I’m on top of the latest trends and able to provide sellers valuable free insight into what buyers are looking for in the price range. Should a home stager need brought in, I’m connected with the best stagers in the area. I also understand that some selling situations simply don’t involve the ability — time, financial means or interest — to implement such recommendations… And that’s OK.

Another factor we discuss is marketing of the home. My group has a system in place to effectively market a property in today’s real estate market and we follow our plan to T. We’re constantly monitoring what is working in today’s real estate market and we’re always prepared to make necessary adjustments that ensure we’re on top of the most effective means of marketing a home. I will never be the type of agent who just puts a sign in the yard and hopes for the best. There’s much more to selling a home than that and it’s my goal to exceed client expectations in getting the word out to buyers and buyer’s agents.

Communication is an often overlooked trait and poor communication is something that can really cause problems. If communication is weak in the early stages, it’s unlikely to get better later in the process. Real estate is ever-changing and there’s critical communication that needs to happen between a listing agent and seller. Without clear communication, how can a seller know what’s being done to market the home? How showings are going? How feedback is going? How the real estate market is doing? Does pricing need evaluated further? What are the recommended next steps? I have clients tell me all the time that they’ve never worked with an agent with clearer or as frequent communication. It’s my goal to head something off before it becomes a problem or explain something before my client has the need to ask about it. And this direct communication with my sellers is something that most other large real estate groups instead have an assistant handle. I handle all communication directly with our sellers every step of the way.

Home pricing is the selling factor that typically trumps all other aspects of the selling process. In most cases, there’s little that marketing, organization or a seller’s objectives can do to overcome a severely overpriced home. So it’s vital for a listing agent and seller to have a candid conversation about pricing before a home goes on the market, and then at regular intervals thereafter if a home hasn’t gone under contract. In most cases, it’s possible to provide a seller with a detailed market assessment, factoring in property location and property condition, and to provide a likely sales price range… Along with providing a seller the likely expected outcomes at different price points, time intervals, etc.

Shortage of real estate inventory means NOW is the time to sell… Especially under the $500,000 price range!

Inventory in Johnson County Kansas has been down for more than two years and right now we’re hovering around 2 months of inventory in many areas. 5 to 7 months of inventory is considered a balanced market.  In my 25 years in the real estate industry, I’ve never seen anything like it. Right now in Olathe Kansas we have the lowest volume of inventory I’ve ever seen… There’s just 1.6 months of inventory on the market!  That’s simply are not enough homes to meet demand and I’m in search of listings to put on the market right now, especially in the under $500,000 price range.

If you know ANYONE thinking about selling their home, I can help them. I’ll run a market assessment to show them where they’d be if we were in a balanced real estate market. Then I’ll show them what the current market means to them. In quick moving areas right now, buyers in the $400’s price range can likely add 4 to 6% on to the list price and still get great activity… Buyers in the $300’s price range can likely add 6 to 8% on to the list price and still get great activity… Buyers in the $200’s price range can likely add 8 to 10% on to the list price and still get great activity.

Kansas Real Estate Market Remains Solid As We Head Into The Holiday Season

Checking The Pulse Of The Kansas City Real Estate Market


The recently released Kansas Association of Realtor real estate market stats (covering October home sales activity) show a continued strengthening of the housing market in Kansas. Compared to last October, home sales volume increased 3.5%. This follows up last month’s 15.5% increase in home sales volume.

The state of Kansas is in a balanced real estate market for the second month in a row with 5.5 months of inventory on the market. This is up from the 5.3 months of inventory last month month. The average home sale price in Kansas rose 8.4% in comparison to October of last year and this matches last month’s 8.4% increase. Home sales volume has increased every month-over-month for more than two years. 

Locally in the Johnson County Kansas, a seller’s real estate market continues with 739 homes sold (closed) during the past month. Factored against the current volume of homes for sale in Johnson County Kansas, there’s 3.0 months of inventory currently for sale. This amount of inventory indicates the presence of a strong seller’s market as we head into the holiday season.

Seller’s Real Estate Market Gaining Steam In Johnson County Kansas And State-Wide

Checking The Pulse Of The Kansas City Real Estate Market


The most recently released Kansas Association of Realtors real estate market stats (covering June) show a continued strengthening of the Kansas housing market. Both home sales volume and home sales price continued to rise in June. Home sales increased 5.5% compared during the month, which follows up a 14.2% jump in home sales the prior month.

The stats released a month ago showed the state of Kansas had moved into a sellers market for the first time since the market downturn years ago (with 4.0 months of inventory on the market). This update shows a continued solid seller’s market in Kansas with 4.3 months of inventory currently for sale. Home sales price rose 4.9% compared to June of last year and that follows up a 9.5% increase at last month’s update.

The Johnson County Kansas seller’s real estate market also continues with 975 homes sold (closed) the past month. Factored against the current volume of homes for sale in Johnson County Kansas, there’s 2.4 months of inventory on the market. At last month’s check Johnson County KS had 2.6 months of inventory, thus indicating a further strengthening of the seller’s market present in Johnson County Kansas.

Home Sale Prices And Volume Of Sales In Kansas Continues To Favor Home Sellers

Checking The Pulse Of The Kansas City Real Estate Market


The most recent Kansas Association of Realtors real estate stats (for the month of May) indicates further strengthening of the state-wide housing market. Home sales volume continue to rise, as does resulting home sale prices. During the month of May in Kansas, homes sales increased 14.2% compared to May of last year. This follows up last months reported 7.8% increase in home sales.

At last months check, the state was in a balanced real estate market but nearing a seller’s market (with 5.2 months of inventory). This month there is 4.0 months of inventory on the market and thus the state  has moved into a seller’s market. The rise in home sale prices was just as impressive with average sale prices rising 9.5% compared to May of last year. This follows up last month’s huge 13.7% increase in sale prices in Kansas.

Locally in the Johnson County Kansas area, the real estate market continues to heavily favor home sellers. Over the past month there were 933 homes sold (closed) and comparing this sales rate against the current volume of homes for sale, it calculates to 2.6 months of inventory on the market. This is an increase over last month’s 2.1 months of inventory but still represents a very strong seller’s real estate market in Johnson County Kansas.

If You’ve Been Holding Off On Selling Your Johnson County KS Home, NOW Is The Time

Checking The Pulse Of The Kansas City Real Estate Market

What kind of Kansas City real estate market are we heading into this spring? The demand for homes is high, the supply of homes is low and new home construction is returning to be a player in our local market. Homes are selling in Kansas City, Johnson County Kansas, Overland Park and the surrounding areas at prices not seen since 2007 and nationally homes sales are up more than 9% for the year.

The supply of homes is low, so low in fact that we’re having trouble locating homes for many buyers. This is the reality of it, though I expect the typical influx of spring listings will go a long way towards satisfying home buyer demand. If you are thinking about selling, or if you’ve held off selling attempting to wait out the real estate downturn, now is the time to sit down with us, go over your situation, and let us get to work getting your home sold. Appropriately priced homes are selling within 30 days.

Nationally, the supply of homes is down more than 20% from this time last year and at a level not seen in EIGHT years.  I’ve seen new home starts sprouting up across the metro and we’re seeing brisk sales in new home communities that had struggled mightily the past several years. Something to consider for resale sellers, the more builders that get back in the market, the more competition it is when selling… And all things being equal, buyers will choose a new home over a resale home. With interest rates so low, now is truly a better time than any in recent memory to be selling a home and making a move.

For The First Time In Years, Johnson County Kansas Is Settling Into A SELLER’S Real Estate Market

Checking The Pulse Of The Kansas City Real Estate Market


The April housing market stats for Kansas have been posted by the Kansas Association of Realtors and indicate continued improvement in both the home sales rate and increasing home sale prices. State-wide, home sales rose 3.2% compared to April of 2011, which follows last month’s 11.6% jump. Nationally, home sales increased an average of a 10%, an indication the housing market is improving nationally as well. 

Average sales prices had another big jump, rising 8.7% in April… this coming after last months 10.5% increase. Using April’s sales rate compared against the volume of homes for sale, there’s 6.4 months of real estate inventory on the market across the state. This amount of inventory has moved the state of Kansas from a buyer’s market into a balanced real estate market for the first time in years.

Looking locally at the Johnson County Kansas real estate market stats, April was another solid month for home sellers. There were 747 homes sold during the month and comparing that sales rate to the current volume of homes for sale in Johnson County Kansas, there’s 4.1 months of inventory on the market. This is an improvement from 4.7 months of inventory on the market when we checked about a month ago in Johnson County KS. This amount of inventory continues last months jump into a seller’s real estate market in Johnson County.
