Heritage Park in Olathe Kansas is one of Kansas City’s largest and best parks. Located in southern Johnson County Kansas, Heritage Park is a 1,200+ acre park.  The park is a destination spot for locals looking for playgrounds, picnic areas and trails. Heritage Park also has stables, an off-leash area for dogs, a 40-acre lake with a marina, while also boasting the 18-hole Heritage Park championship golf course on the west side of the park.

Heritage Park is part of the Johnson County Park and Recreation District and the park has been a major recreation destination since 1981. The park also has many activity fields including softball fields close to the center of the park, soccer fields on the far southwest portion of the park and football fields to the northeast. I played football on these fields as an 8th grader in 1984. Now, 25 years later, my son is getting the same enjoyment playing football on these fields.

The park is located just south of 159th and Pflumm Road in Olathe and can also be accessed on the west side of the park just south of 159th and Blackbob (Lackman Road).  From the trails to the lake, you can view nature at its finest at Heritage Park. The average current list price in Persimmon Hill is $217,856 and slightly higher than the average sales price ($193,047) over the past year in the subdivision.

Using these past 15 days of market stats to figure the absorption rate in Leawood Kansas, there’s currently 6.3 months of inventory on the market.  There are still too many homes on the market for the number of sales we’re seeing in Leawood. However, for the first time in over a year we almost saw more homes sell (28) than homes come on the market (32). This is promising because the more inventory that’s on the market (supply) the lower housing prices will go.

A close look should be given to the average price of the Active, Under Contract and Sold homes. You can see the 32 new Leawood listings believed their homes were worth an average of $569,000. But the homes that contracts written had an average list price of $461,000 when they went under contract. The 28 homes that sold, did so at an average sales price of $408,000, which puts the average current list price at $188,000 greater than the average sales price over the past 15 days. It’s certainly a buyer’s market in Leawood Kansas.

Do keep in mind that looking at just 15 days of market stats is a small snap shot of Leawood KS activity. Market conditions also vary greatly from one subdivision to another and one home community can be doing well and the one next to it may be struggling. The expiration date for the $8,000 tax credit is December 1, 2009. I’m finding out that many first time Kansas City home buyers don’t realize that they must close on the home by December 1st.  Diligent lenders and new government regulations on how loans are done is adding time on to loan process – and thus on how long it takes to get a home closed. While it’s still possible to get some loans completed and ready for closing in 3 weeks, you’re asking for trouble if you count on it. In fact, most lenders are telling me to advise buyers to seek no quicker than a 30 days closing and 45 days is a much better plan.

45 days before December 1st would put us around October 15th or sooner for getting under contract and having a realistic opportunity to enjoy the $8,000 tax credit. Can you imagine being a home buyer where the appraisal is delayed causing the loan to not be ready by December 1st? What is the recourse for the homebuyer? The answer is none under the current rules. Of course the government is changing the rules on a daily basis and what I’m writing right now could be outdated tomorrow.

As of right now, having a signed contract is not good enough. Having a full loan approval is not good enough. Having a ready, willing and able buyer, seller, lender, appraiser, title company, home inspector, repair company, home warranty company, listing agent and buyer’s agent, is important but if the home closes on December 2nd you can forget about receiving that $8,000 to replenish the checking account, to pay of those credit card bills, to go to the Bahamas or  to invest in the stock market (yes, some of us are still doing that).

A good time line is to start looking at homes 60 days before you’re ready to close. So if we started a home search on October 1st that would be enough time to locate a home, go under contract and be closed by December 1st. But if you’re not a gambler and want to allow yourself some time should a close date extension be needed for some reason during the process, then you’re advised to plan for a closing date of, say, November 1st. That would mean starting the home search by September 1st. That’s about a month from now, so if first time homebuyers want to take advantage of the $8,000 government handout, they should get pre-approved, select their real estate agent and start narrowing their search parameters online over the next few weeks.

These are all-around excellent stats for the St. Andrews Highlands community.

Research Some Of Kansas City’s Great Golf Course Home Communities

 If having a home on one of Kansas City’s great golf courses is important, then the following information should assist Kansas City home buyers with narrowing down the home search. I’ve noted many times that Kansas City has a ton of outstanding public and private golf courses. I listed many of those metro golf courses   here previously.  Several of these Kansas City golf courses are also popular for the housing options that adjoin the golf course.

The average current list price in Wyngate is $626,898 and in line with the average sales price ($616,975) seen in the community the past year.

Using these past 15 days of market stats to figure the absorption rate in Olathe Kansas, there’s currently 7.05 months of inventory on the market. This is higher than that’s what we’re seeing in Johnson County Kansas as a whole.  However, as we’ve also been seeing in other cities over the past several months, the number of contracts being written is higher than homes sold over the given period – which is a promising trend.

In Olathe, there were 37 more contracts written than homes closed (went under contract at some point previously). If we use the number of contracts pending (rather than solds) to figure the absorption rate, there’s 4.5 months of inventory on the market in Olathe. Of course, all those homes with contracts written would have to make it closing, which is never likely. Looking at 15 days of market stats is a small snap shot of Olathe Kansas local activity. Market conditions certainly vary greatly from one subdivision to another, so don’t take just a macro look at market activity. when making your real estate decisions. Don’t Make Locating A Private Pool Part Of Your Johnson County Kansas Home Search

Pools are not as popular in Kansas City as they are in, say, Phoenix Arizona, Tallahassee Florida or Las Vegas. Don’t get me wrong, pools are enjoyed in Kansas City. But while many areas of the country get 8 or more months of use out of a pool, in Kansas City and Johnson County Kansas most pools are only open from Memorial Day to Labor Day. This applies to most city pools and subdivision community pools as well. Being able to use a pool for only a few months a year makes them cost-prohibitive in most cases.

Johnson County land developers saw an increased demand for community pools about 20 years ago and, looking back, many of the subdivisions that have a pool are very popular subdivision’s today. In fact it almost became the norm for subdivisions with more than 100 homes to have a pool. Subdivision pools are viewed as more economical than having a private pool in your back yard and more of a controlled atmosphere and convenient than city pools. Having a pool located within your subdivision is certainly convenient. The cost of maintaining the pool will be spread among all of the homeowners in the subdivision in the form of homeowner’s association dues. But if you consider that the HOA dues for subdivisions with a community pool are often around $500 a year, that’s a low cost to pay in most homebuyer’s opinion. Probably best of all is that when you’re done swimming, you dry off, pick up your mess, push the pool chairs in and move on with your life – mainteinance and responsibility of the pool can be an afterthought.

While having a pool in your back yard can be exciting –  for children and parents alike – it also has downsides. A dirty pool is not only unsightly, it’s unhealthy and I’ve seen far too many pools become a breeding ground for insects, fungus (and surely disease). Leaves and debris must be cleaned out of pool on a regular basis.  This may seem doable at first but the majority of homeowners I know who have a pool have ended up hiring a company to take over maintaining the pool. This means getting the check book out of course and, while the pool company  is there skimming and cleaning things,  better also have them balance the pool chemicals. That’s probably the most critical aspect and needs to be done on a regular basis to keep swimmers from getting sick.

The responsibility factor that comes with owning a pool is also a huge consideration. For the same reason that most homeowner’s refuse to have a trampoline on their property, most homeowner’s I know simply don’t want the responsibility that comes with having a pool in their back yard.  No matter how cautious a homeowner is (fencing the yard, use of child-proof pool covers, posting signs to keep out, controlling who uses the pool, locking gates, etc.), someone could still get hurt. It may be just a cut or bruise but broken bones and drowning stories abound too. When an accident occurs, a property owner is going to be heavily scrutinized. For most, it’s just too much to take on.

I’d guess that less than one out of a hundred Johnson County Kansas homes has a private pool. So if you’re looking for a home with a pool, the search could be a difficult one. The best course of action for a home buyer wanting a pool would probably be to keep the pool aspect out of the home search parameters and instead look for the perfect home that has a lot that will accommodate adding a pool later.

Comparing the current rate of sales over the past year to the 5 Active listings in Country Hill, there’s 8.6 months of inventory on the market.   The average current list price in Country Hill is $210,480 which is is high considering the highest sales price during the past year was $208,000. Still Country Hill is a great place to live in Lenexa Kansas. It’s conveniently located to highway access and amenities while sitting in a quiet area of Lenexa.
