Kansas City Power & Light District Really Has Changed The Downtown Area

My wife and I spent Saturday night at the Kansas City Chiefs game before heading downtown to the Power & Light District. Let’s just say the nightlife was much better than the Chiefs game. After watching the Chiefs go the entire game without an offensive touchdown, I almost wanted to call it a night. But I’m glad I didn’t because we ended up having a great time afterwards at PBR Big Sky. The last time we went down to the Power & Light District we ate at Ted’s Montana Grill and it was excellent. This trip down we’d already eaten so it was simply a decision of where we’d go to enjoy the nightlife. We’re country music lovers so we usually try a new place each time before heading to PBR Big Sky to hang out.

On this trip we didn’t have as much time as usual, so we headed straight into PBR. Now if you haven’t been there, the atmosphere is loud and not the best place to try and carry a conversation. But if you like a semi-rowdy crowd, the live music is great and the mechanical bull is a centerpiece of the bar. I’ve never been a big fan of live music when it’s not a well-known artist, but the live music at PBR is excellent every time we go. This trip was a little different than usual because I actually got on the bull. It had been a long time since I’d done it and decided what’s the worse that could happen? Fortunately I didn’t find out and, although I don’t think I lasted even 10 seconds, at least the fall off went gracefully! There was a guy taking photos and claiming they’d be on the web site but we haven’t seen any uploaded yet. If I do, I’ll load the photo here – unless it makes me look bad, in which case I’ll claim the photos never got uploaded.

Kansas City Home Builders Make YouTube Plea To Congress For Housing Stimulus

Kansas City home builders, tired of being ignored by Congress, last week jumped on the YouTube social media platform to get their message out. The home builders plea was for Congress to throw a lifeline to the housing industry that so many developers, general contractors, sub-contractors, real estate agents, decorators, local city budget’s, and others farther down the line, count on. It’s been clear to me for a long time that until Congress does something to fix the housing problem, there isn’t going to be a sustained economic recovery in this country. I come from a home building family and this issue touches me moreso than the typical Kansas City real estate agent. I’ve watched too many reputable home builders and developers go under due to no sales in recent months. One developer I talked to went 7 months without a sale and he said he can only last another couple of months before he’s out of business.  You’ll see many similar messages on this video…

If you read my blog often you know I’m a numbers guy and I look to statistics to see how our local real estate communities are doing. It’s discouraging to see that the “best selling” new home communities are only selling a couple of homes per month. I think about all of the people who’s lives revolve around the building industry and who are falling further into turmoil. Looking at the statistics, in July 2005 there were 837 new homes Sold (closed) in the Kansas City metro. In July 2007 there were 561 new homes sold. In July of this year (2009) the number had fallen all the way 269 new homes sold (closed) in the Kansas City metro area. The numbers are even worse than they appear because many of this July’s new home sales were homes that were started 1-2 years ago and being sold at a loss by the builder – or bank that now owns the home. In the video, it states that new home starts have fallen from around 12,000 to the 2,000 range in just three years!

If Kansas City home builders are running at about 1/6th of the volume they were just a few years ago, that makes for a lot of home builder superintendents losing their jobs, a lot of  lighting and appliance companies not supplying fixtures, a lot of framers with worthless nail guns, a  lot of  manufacturers with nothing to produce… God bless my friends in Kansas City who own car dealerships – and I hope the  Cash For Clunkers stimulus they’ve received has made a difference – but housing is an even more important catalyst to our economy than the automobile industry.  It’s time for Congress to act.

I was reading an old 2001 article on a site called Warrior Librarians that said “
…yes, the Internet can be a valuable extension to the school’s library collection. But remember, it is mammoth in scale, unordered, and mainly unchecked. If you can imaging the world’s biggest (print) encyclopedia, with every page ripped out, and each page ripped up, then the whole lot scattered like confetti… then try to find the meaning of a single term from a heap of unordered scraps of paper, you get some idea of the problems involved in using the Internet as an information source…”  Wow! That’s not the internet I know today, as
87% of home buyers find their homes online and are able to make order out of the “confetti”!


I’d guess in an average week there’s hundreds of instances where I search the internet for something and 99% of the time I find what I sought. In fact, it’s so rare that I go searching for something and come away empty handed that it’s actually quite surprising – and irritating – when I can’t find the answer. Yet despite the value the internet provides, I believe libraries still play a very important role as an organized information source.  Going to the library is also about more than just the books, there’s an atmosphere at the library that the internet  just can’t duplicate. Most importantly to me, I REALLY enjoy watching my boys read a book. For some reason I don’t get the same enjoyment out of watching them learn online and maybe it’s because I know the tempation of the games is just a mouse click away.

Using these past 15 days of market stats to figure the absorption rate in Gardner Kansas, there’s currently 6.7 months of inventory on the market.  This is a lot of inventory on the market but the stats have been stable over the past couple of weeks. Although there were fewer homes sold (13) than listings hitting the market (17), 22 homes that went under contract and that’s a good sign. It’s been a while since I’ve seen the average list price be lower than the average sales price over a 15-day period and that could promising for improving the sales rate in Gardner.

The 13 homes that sold took an average of 139 days to sell, so sellers will need to be patient when selling their homes.. Be aware that 15 days of market stats is just a recent snap shot of Gardner Kansas real estate activity. Smart Kansas City Home Sellers Close The Door On Open Houses

I’m confident that twenty years from now some real estate agents will still be convincing Kansas City home sellers that open houses are essential. I had an agent recently say “I love doing open houses and almost always pick up future buyers off them”. But how is that serving the seller I asked her. The agent said, “What do you mean, I just sold one of my listings a couple of months ago off an open house.”  I was tempted to pull out the BS card and ask for proof but that would just have been antagonistic. Instead, I took the softer route of informing her that national statistics show LESS than 2% of homes in 2008 sold as result of an open house. I congratulated her on bucking trend and I should really be thankful that there are agents out there who promote open houses as a valuable selling tool. Yes, it forces me to spend time showing sellers the problems with open houses, but  it ultimately keeps me working with sellers who understand they are unsafe and a terrible allocation of marketing resources.

Other than the less than 2% hope and a prayer, the only reasons for an agent to to do an open house are the potential of picking up future buyers for another home and/or to appease a home seller by giving the appearance that something is being done to market a home. Spending 1/7th of my week planning, advertising, marketing and sitting on an open house for a less 2% chance of success is clearly a poor business decision. Worse, there’s the HUGE risk that Joe Serial Killer decides to make a visit – and take me out or stake out the home to harm someone later. Seriously, the agent has no clue who their open house invitations may bring out to a home.  I assure you, there’s NO way I’d ever let my wife or mom sit on an open house and no man I know is a match for a gun. There’s also the risk of having Joe Steal The Shirt Off Your Back visit the open house. When two groups of tire kickers visit an open house at the same time, there’s NO way an agent can keep control of the situation. There WILL be people in different rooms at the same time and if that’s not theft waiting to happen I don’t know what is. If you don’t believe me, ask any local Kansas City home builder how long it takes decorations to start disappearing from their model homes. It could happen almost as easily at an open house.

Simply put, sellers need me spending my valuable resources (time and money) on marketing techniques that put their homes in front of legitimate home buyers – if you’ve read this blog for a while, you know those techniques revolve around my online presence and internet marketing. Still, despite all the points I’ve made, I’m a realist and understand that open houses aren’t going away any time soon. Why? Because there’s a generation of sellers who grew up believing in open houses. They really believe they sell homes and no facts I put in front of them will make them believe otherwise. For that reason, there’s a place in my heart for real estate agents who continue to tell sellers how valuable open houses are. This  leaves those agents working with those sellers, while I’m working with home sellers who understand  that we’re not selling homes like it’s 1975, 1985, 1995 or even 2005 for that matter.
