The results show there are 20 months of real estate inventory on the market in Leawood. This is very high and seeing just 9 homes sales in the entire city of Leawood during the past 15 days is very concerning.  The average sale price of those 9 homes was around $342,000, which is much lower than the $575,000 average list price of the 51 homes that cam on the market during the same period.

New EPA Rules Will Effect Kansas City Home Remodeling Projects

Checking The Pulse Of The Kansas City Real Estate Market

The EPA’s new rules for Lead Renovation, Repairs and painting went into effect last week. Any Kansas City homeowner living in a home built prior to 1978 should seek a contractor who is EPA certified in the methods for containing all renovation-related lead dust — both during and at the completion of the project. As with most regulations, this won’t be cheap either, if you’re considering replacing your windows or siding or making a general room addition.

The EPA has a broad definition of “remodeling” that includes any activity disturbing a painted interior surface area that’s over two square feet and any exterior surface areas that’s over 20 square feet. Failure to comply with the EPA’s requirements could result in penalties of up to $37,500 a day per violation.  It’s a delicate issue to argue with any regulations designed to protect the public. But, even by the EPA’s own estimation, this could add up to $167 onto the cost of an average home remodeling project.

I’ve spoken with Kansas City home builder insiders who tell me that figure doesn’t come remotely close to how much they’ll have to charge to meet the EPA requirements. One general contractor told me they are already adding on 15% to all remodeling projects involving homes built prior to 1978. I don’t where to find a good estimate, but I’ll bet more than half of the homes in the U.S. were built prior to 1978. So this change is generally going to have a major effect on consumers.

If there’s any saving grace for homeowners, it’s that the contractor is the one who would be fined – not the homeowner’s who hire the contractor. So it’s not the consumers job to make sure the contractor is EPA certified. I wonder how many homeowners will simply NOT even ask the question out of fear that it could immediately add 15% on to the cost of their home remodeling project. Though that could be a poor decision since more than 1 million children a year are affected in some way by lead poisoning.

April Report Shows Kansas Homes Sales Fall 12% In February

Checking The Pulse Of The Kansas City Real Estate Market

The Kansas Association of Realtors is reporting that February 2010 homes sales were down 12% from February 2009. All February stats were affected by the fierce winter weather but this is discouraging news nevertheless. It’s especially discouraging since home sales nationally INCREASED 7% over the same period. The actual drop was 1,463 home sales in February 2009 to 1,699 during February 2010. This news follows a 7% drop in February’s stats compared to January this year.


The Kansas Association or Realtor report concludes – using February sales rate and number of listings on the market at that time – that there’s  11.3 months of inventory on the market in the state of Kansas. Mortage rates also jumped from January to February with Freddie Mac reporting the average 30-year fixed rate at 4.97% in January but rising to 5.21% in February.

There was good news nationally with March building permits for new construction rising more than 7% from February to March of this year. Locally in the Kansas City metro area, 213 new homes went under contract during February, compared to 230 in March. I assume most of these are build jobs and that bank’s are loosening the reigns on spec loans after the recent news that more foreclosure sales were scheduled nationally last quarter than in any quarter dating back to January 2005.

Hottest Real Estate Markets In The Kansas City Metro Area

Checking The Pulse Of The Kansas City Real Estate Market

I thought it would be interesting to see which Kansas City metro cities are currently seeing the best sales rates. If we went strictly by gross number of sales, the largest cities would of course dominate the rankings. Instead, I wanted to see how many months of inventory was present in each city.  In other words, I’ve compared the past 30 days sales rate against the current number of homes on the market. I wrote down the largest 20 cities that came to mind and after running the numbers here’s the hottest real estate markets in Kansas City…

#1. Prairie Village, 5.1 months of inventory
#2. Olathe, 6.8 months of inventory
#3 (tie). Overland Park, 7.4 months of inventory
#3 (tie). Lenexa, 7.4 months of inventory
#5. Shawnee, 7.6 months of inventory
#6. Raymore, 8.6 months of inventory
#7. Lee’s summit, 9.8 months of inventory
#8. Liberty, 9.8 months of inventory
#9 (tie). Kansas City, 10.4 months of inventory
#9 (tie). Leawood, 10.4 months of inventory


Prairie Village and it’s charm came in with a solid 5.1 months of inventory and that’s as close to a stable market as you’ll see today. Johnson County had the most cities in the top 10, easily outpacing other surrounding Kansas City metro area counties.
