Home Sales Are Slowing Despite Interest Rates Dropping Even Lower In Kansas City

Checking The Pulse Of The Kansas City Real Estate Market

Mortgage interest rates dropped yet again this week, giving buyers further opportunities to refinance their current home or buy a home and lock in low mortgage payments for the next 15 or 30 years. It’s hard to fathom that Kansas City home buyers can secure a long-term home loan at just 4.25% interest. This assumes the borrower has decent credit and a 5% down payment.  Yet it’s become apparent that low mortgage interest rates alone aren’t going to carry us into a housing recovery.


Today’s low interest rates simply aren’t stimulating buyers the way they have in the past. That’s understandable though with more than 10,000,000 U.S. homeowners upside down on their homes and many more worried about job security and whether home prices will fall further. The market has certainly changed from five years ago when Kansas City home sellers were selling a home they bought two years earlier and turning a profit — AFTER factoring in real estate commissions, title fees, moving costs, etc.

In the past, when mortgage interest rates dropped, it was the signal for home sales to pick up. This time around however, it’s just not bringing as many home buyers out of the woodwork. Although low rates haven’t picked the real estate market up, I wonder if they’ve prevented the market from a complete collapse. It’s impossible to say for sure and I’m just thankful that the home buyers who are searching for a good deal don’t have to factor higher interest rates into the buying equation.

Johnson County Kansas Home Buyers Weren’t Scared To Buy In A Seller’s Market, So Why Start Now In A BUYER’S Market?

I’m intrigued by how our down housing market has many home buyers running scared. There are of course risks in any investment you make, but we need to remember that while our down market is bad news for many home sellers, it’s GREAT news for most home buyers. Values are down like never before but if our market is now stabilizing – as it appears to be now in many areas – there’s going to be a lot of disappointed people who missed a golden opportunity. Look at this as an amazing time to explore your options for buying a home. Or in selling your current home and buying another.


On the graph above, take a ruler and lay it along the line you see from 1970 through the year 2000 (when began seeing unprecedented appreciation rates. It works about the same on either the red or blue lines. What you find is that were at a point now where we probably should have been at anyhow — before the steep rise and prices AND after the correction we’ve seen the past few years. Again, we don’t know that we’re at the bottom of the market, but this graph would lead me to believe we are. Real estate has been one of the safest investments since the great depression and if you keep the long-term trends of real estate in mind, the question I’m asking home buyers right now is “why WOULDN’T you buy a home today?”

Our current real estate market could easily be the best chance you’ll ever have to get in a home larger than you ever hoped and to also make equity gains that others won’t see when jumping in AFTER we’re already well into a real estate market recovery. The deals that are out there right now for Johnson County Kansas home buyers should provide a huge cushion even if the market should dip further. Don’t be one of those buyers who were happy to buy in a seller’s market and pay a premium price but are now too shy to take advantage of the amazing buying deals in today’s buyer’s market.

As a buyer, YOU hold the cards. I know this as your buyer’s agent. The listing agent knows it. And, most importantly, most Johnson County Kansas home sellers are acutely aware of the market conditions. There are deals to be had everywhere from your typical resale homes to foreclosure listings, Short Sale listings and investors who have lost their shorts and are looking to get out of the market. This is the highest I’ve seen in Leawood Kansas and a pace of 26 home sales a month is doing little to eat into the 380 homes current for sale. The days on market is also creeping higher with the average home that closed the past 15 days taking 238 to sell.

Are Property Taxes Higher In Johnson County KS Or On The Missouri Side Of The State Line?

Checking The Pulse Of The Kansas City Real Estate Market

I’ve had clients over the years insist that property taxes are higher in Johnson County Kansas than on the Missouri side of the state line. Some Kansas City home buyers simply won’t consider having an address that ends in Kansas… others won’t consider having an address than ends with Missouri. Of course, the agenda of many may not truly lie with the property taxes on one side versus the other. The reason for some is simply not living near a bunch of Kansas Jayhawks… or not living near a bunch of Missouri Tigers… or  K-State Wildcats… Property taxes may just be the excuse given.

It’s a good thing we have professional sports teams like the Chiefs and Royals to rally us together. Now if property taxes really ARE the reason some buyers choose one side of the state line over the other, I decided to do a quick comparison of a few homes on the Kansas side versus a few on the Missouri side. I looked at three recent home sales around $200,000 on each side and was surprised to see two of the three highest property taxes of the six were Missouri homes. I knew I didn’t have the resources to do this comparison the way I’d like… you’d really need the time to break down every city on each side of the state line and compare them to each other, rather than simply state versus state. You’d also need to be able to break each city down if more than one school district serves the area. For instance, part of Lenexa is served by the Shawnee Mission School District, part is served by the Olathe School District, and yet another portion is served by the De Soto School District.

I knew I’d seen some high property taxes in Lee’s Summit Missouri but also in Kansas City Kansas as well.  Due to time constraints however, I simply went with comparing property taxes in a Johnson County Kansas versus Missouri side of the state line fashion.  When entering parameters into MLS, I chose only homes that sold for $199,000 to $201,000. I also went back 1 to 2 years ago to avoid getting property values on homes that become more off-base as time passes but also to avoid homes sold in the past year since those likely hadn’t yet had their property taxes adjusted. I then reviewed the first 20 results for each of the two searches, taking a look at the property taxes associated with the 40 total homes.

On the Johnson County Kansas side, 18 of the 20 property taxes were in between $2,800 to $3,600 a year range. On the Missouri side of the state line, 18 of the 20 were between $3,000 to $4,100 range. I excluded a few odd ducks on each side of the state line. Overall, I was surprised to find that property values appear to be higher on the Missouri side of the state line. To be honest, I would have surprised if the stats were even close, much less lower on the Kansas side. Keep in mind I did just an hour of research and I took the first 20 homes I found meeting the parameters above. Still, the results were very interesting. While doing some checking around, I also found this forum discussion about property taxes on City-Data.com to be very interesting.
