After calculating the absorption rate over the past 15 days in Overland Park Kansas, we see there’s 9.5 months of home inventory on the market. This is high and it clearly remains a buyer’s real estate market in the city of Overland Park. The average list price of the homes coming on the market the past 15 days was perfectly in line with the $250,962 average sales price over the same period. So it appears sellers are putting there homes on the market with realistic expectations. The days on market of the homes sold recently is a concern and has crept up to 140 days on market.

No matter how busy your day is today, there’s no excuse for not getting out to vote. I don’t remember an election where it was more important to make your opinions heard. Our country is at a cross roads and where we go from here is in our hands. No matter what your opinions are, where your loyalties lie, I’m calling on you to take the time to get to the polls today and exercise the right that so many others before us have fought to provide.

If you think your vote doesn’t matter, think again… your vote may be needed to cancel out another’s vote of ignorance. So many people vote on issues they don’t understand, that it should be all our personal responsibilities to get out there, vote, and ensure there are no election flukes. In the great words of Walter Judd… “People often say that, in a democracy, decisions are made by a majority of the people. Of course, that is not true. Decisions are made by a majority of those who make themselves heard and who vote – a very different thing.”

Looking over the Deer Creek market statistics dating back a year to November 2009, 16 homes were put on the market and 11 homes were sold over the same year period. The average sales price in Deer Creek was $528,677 and the subdivision saw a price range variance of $370,000 to $932,500.

Comparing the 6 Active listings in Deer Creek to the 12-month sales rate in the community, there’s 6.6 months of inventory currently on the market. This is a little high but not unusual in our current real estate market and in the price range of homes. The average current list price of $653,133 is also significantly higher than the average sales price seen the past year in the community ($528,677). Deer Creek remains a very popular Overland Park Kansas home community and located near parks, shopping and dining amenities and near access to I-435 and 69 highways in Overland Park.
