Memorial Day Weekend Is Here, Community Pools Are Opening And Lake Of The Ozarks Trips Are Being Planned

Memorial Day weekend is finally here, thus kicking off the summer season in Kansas City. For the past month, every time we pass by the pool in our subdivision, the kids bring up how excited they are to jump in. I’m amazed that kids easily forget just how cold the pool is each Memorial Day… or maybe they just don’t care. Anyhow, the time is here as nearly every subdivision pool located and managed by an HOA in the Kansas City area is set to open this weekend. I’m thinking there’s not going to be a single parent in the pool with the cold water and outside temperatures hovering in the 70’s. The Memorial Day weekend also starts the summer season of planning weekend trips to the Lake of the Ozarks.


If you’re new to Kansas City area, many people have a second home at the Lake and others plan a trip or two down to the Lake each summer and stay at an area resort. The three-hour drive is well worth the time to get away for a weekend and if you have a boat it’s even better! If you don’t you can rent a pontoon, though that’s probably not recommended on a holiday weekend. I’ve seen fourth of July weekends where the water literally looked like rough ocean water.  If you’re brave enough to travel by water and hang out with the crazies, check out Party Cove… and, if you’re like me and have kids and are afraid of what the kids might see at party cove, Osage Beach is a better option for taking a break from the water activities — you’ll find shopping, dining and fun things to do.

A Year Of Real Estate Market Stats Covering the Entire Kansas City Metro Area

Checking The Pulse Of The Kansas City Real Estate Market

Here’s a look at the real estate stats for the entire Kansas City metro MLS area. This includes  Johnson County Kansas, Overland Park, Olathe, Leawood, Lenexa, Shawnee, Prairie Village, Lee’s Summit, Independence, Blue Springs, Grandview, Liberty, KCK and every listing in between that reports to the MLS. The graph below is a look at the past 14 months of real estate activity. You’ll see in the light green area that there was a significant dip in the volume of homes on the market in January and February. Since that time, the spring real estate market has brought the typical jump in the number of Kansas City homes for sale. But we’re still below the volume of homes that were on the market this time last year and that’s a good sign.

We won’t compare April’s sales rate to last April’s because you can see last year’s stats were grossly inflated by the home buyer tax credit that was still in effect. Looking at just the past few months, sales in both March and April (individually) were better than and other month since the tax credit ended (with the exception of July last year).

This amount of inventory represents a continuation of a buyer’s market in Overland Park Kansas. Though the numbers of home sold (closed) the past 15 days wasn’t too impressive, more than double that number of homes went under contract. If the 143 homes that went under contract were to make it the closing table, the amount of inventory (calculated on the current volume of 1,150 homes for sale in Overland Park) could be re-calculated at right around 4 months of inventory.

Home sellers in Overland Park who did get their homes under contract the past 15 days did so in an impressive 97 days on average. It’s concerning though that the average priced new listing came on the market around $280,000, while the average sales price was in the mid $230’s. Another Cost Effective Bathroom Staging Tip For Kansas City Home Sellers

We’ve discussed how staging a home is much more than just doing a thorough cleaning and moving a couch and some decorations here and there. Organizing and simplifying are great ideas but staging is about using the most cost-effective means to improve your home and help you net the most when selling your investment. Your goal should be to bring your home up to par with the competition or to go the extra mile to position yourself ahead of the competition in home buyers minds. For years, in a seller’s market, the former was good enough. But more recently, today’s buyer’s market demands Kansas City home sellers look closely at going the extra mile.


A staging tip that we’re seeing used often is replacing dated half bathroom vanities with pedestal lavatories. Pedestal lavatories, like the one above, are cost-effective, easy to install and provide a very clean finished look. Probably the biggest consideration when changing from a cabinet vanity to a pedestal lavatory is the flooring that’s been hidden under the old cabinet vanity.  Is it in good shape, bad shape or discolored? It could likely require installing new flooring but that can also make sense. A bathroom area is such a small amount of square footage that the cost of new flooring can be very manageable as well… and imagine how the bathroom will look with new flooring and eye-popping pedestal lavatory.
