Using these past 15 days of market stats to figure the absorption rate in Olathe Kansas, there’s currently 5.9 months of inventory on the market.  That’s a lot of inventory in Olathe for home buyers to consider.  The days on market on around 4 months on the homes that went under contract the past 15 days. The average sales price is pretty consistent across the recent Active, Pending and Sold homes, which is a good sign that Olathe home seller’s are probably pricing their homes appropriately for our current market.

Using these past 15 days of market stats to figure the absorption rate in Overland Park Kansas, there’s currently 4.8 months of inventory on the market.  Still a buyer’s market but really not bad at all in our current real estate market. Of concern is the average sales prices across the Actives, Contracts written and homes Sold. This is telling us the average Overland Park seller feels their home is worth $260,000. However the average sales price of homes that went under contract during the same period was lower, at $246,000, The homes that actually Sold (closed) over the same period sold for even less – $32,000 less than the average sales price of the homes that came on the market during that time.

Using these past 15 days of market stats to figure the absorption rate in Gardner Kansas, there’s currently 6.7 months of inventory on the market.  This is a lot of inventory on the market but the stats have been stable over the past couple of weeks. Although there were fewer homes sold (13) than listings hitting the market (17), 22 homes that went under contract and that’s a good sign. It’s been a while since I’ve seen the average list price be lower than the average sales price over a 15-day period and that could promising for improving the sales rate in Gardner.

The 13 homes that sold took an average of 139 days to sell, so sellers will need to be patient when selling their homes.. Be aware that 15 days of market stats is just a recent snap shot of Gardner Kansas real estate activity. Using these past 15 days of market stats to figure the absorption rate in Shawnee KS, there’s currently 5.03 months of inventory on the market.  Not terrible but still more homes coming on the market than homes selling. The Pending sales over the 15-day period were more comparable to the number of homes listed and that’s a promising sign that the Shawnee inventory is not currently being flooded.

I’m noticing a lot more homes being switched to Show For Backup rather than simply Pending when they go under contract.  This is a good idea in our current real estate market as sellers should continue to look for a backup offer in the event the first offer falls apart for some reason. In a seller’s market, the seller usually wants the home switched to pending so showings on the home are stopped. Also, keep in mind that 15 days of market stats is a small snap shot of local Shawnee Kansas activity. Using these past 15 days of market stats to figure the absorption rate in Overland Park KS, there’s currently 4 months of inventory on the market.  Having just four months of inventory on the market is excellent. Of course we all know that many sales are distressed sales – like desperate sellers, bank foreclosures and short sales – but that doesn’t change the fact that (1) Overland Park is holding steady with just 4 months of inventory on the market and (2) the average sales price the past 15 days ($257,743) is almost the same as the average listing prices seen over the same period ($261,199).

Overland Park has always been a steady market and proven to be one of the safest real estate investment areas in Kansas City.  Do keep in mind that looking at just 15 days of Overland Park market stats is a small snap shot of local activity. Using these past 15 days of market stats to figure the absorption rate in Leawood Kansas, there’s currently 6.3 months of inventory on the market.  There are still too many homes on the market for the number of sales we’re seeing in Leawood. However, for the first time in over a year we almost saw more homes sell (28) than homes come on the market (32). This is promising because the more inventory that’s on the market (supply) the lower housing prices will go.

A close look should be given to the average price of the Active, Under Contract and Sold homes. You can see the 32 new Leawood listings believed their homes were worth an average of $569,000. But the homes that contracts written had an average list price of $461,000 when they went under contract. The 28 homes that sold, did so at an average sales price of $408,000, which puts the average current list price at $188,000 greater than the average sales price over the past 15 days. It’s certainly a buyer’s market in Leawood Kansas.

Do keep in mind that looking at just 15 days of market stats is a small snap shot of Leawood KS activity. Market conditions also vary greatly from one subdivision to another and one home community can be doing well and the one next to it may be struggling. Using these past 15 days of market stats to figure the absorption rate in Olathe Kansas, there’s currently 7.05 months of inventory on the market. This is higher than that’s what we’re seeing in Johnson County Kansas as a whole.  However, as we’ve also been seeing in other cities over the past several months, the number of contracts being written is higher than homes sold over the given period – which is a promising trend.

In Olathe, there were 37 more contracts written than homes closed (went under contract at some point previously). If we use the number of contracts pending (rather than solds) to figure the absorption rate, there’s 4.5 months of inventory on the market in Olathe. Of course, all those homes with contracts written would have to make it closing, which is never likely. Looking at 15 days of market stats is a small snap shot of Olathe Kansas local activity. Market conditions certainly vary greatly from one subdivision to another, so don’t take just a macro look at market activity. when making your real estate decisions. Using these past 15 days of market stats to figure the absorption rate in Johnson County Kansas, there’s currently 5.3 months of inventory on the market. If we use the 408 contracts written to figure the absorption rate (under the assumption that they all make it to closing – which they won’t), then the absorption rate would be an improved 4.0 months of inventory on the market in Johnson County KS.

The market is really looking better in terms of sales rate in the Johnson County KS area. We’re still seeing more homes listed than sold and since the months of inventory isn’t spiking this is an indication a significant amount of homes are going unsold/taken off the market by the sellers. This is not necessarily a bad thing because sellers simply running it up the flag pole further saturate the Kansas City real estate market.
