We see 3 common objectives with the majority of our home sellers: Sell quickly, sell for max value, and sell in an organized fashion.  It’s the selling trifecta. Yet while these are the basis for most home sales, it would be a mistake to assume that all — or even one — of these objectives is most important to a specific home seller. Therefore we ASK our sellers to let us know their #1 home selling objective. Whether it’s one of the 3 common objectives, or something else entirely, if we don’t ask there’s just no way we can truly help a seller achieve their real estate goals. After determining a seller’s #1 home selling objective then we can dive into the other important factors in selling a home.

One of the critical factors in selling a home is showing condition of the property. This is something that in most cases a seller can control and we’re able to suggest repairs, updating and staging that can help sellers maximize the financial return on their real estate investment. With buyers frequently doubling the estimated costs of deferred maintenance and repairs that would need addressed after closing, it almost always makes senses for a seller to consider making essential repairs, updating and staging efforts prior to going on the market. With the experience of 1,000+ area home sales, I’m on top of the latest trends and able to provide sellers valuable free insight into what buyers are looking for in the price range. Should a home stager need brought in, I’m connected with the best stagers in the area. I also understand that some selling situations simply don’t involve the ability — time, financial means or interest — to implement such recommendations… And that’s OK.

Another factor we discuss is marketing of the home. My group has a system in place to effectively market a property in today’s real estate market and we follow our plan to T. We’re constantly monitoring what is working in today’s real estate market and we’re always prepared to make necessary adjustments that ensure we’re on top of the most effective means of marketing a home. I will never be the type of agent who just puts a sign in the yard and hopes for the best. There’s much more to selling a home than that and it’s my goal to exceed client expectations in getting the word out to buyers and buyer’s agents.

Communication is an often overlooked trait and poor communication is something that can really cause problems. If communication is weak in the early stages, it’s unlikely to get better later in the process. Real estate is ever-changing and there’s critical communication that needs to happen between a listing agent and seller. Without clear communication, how can a seller know what’s being done to market the home? How showings are going? How feedback is going? How the real estate market is doing? Does pricing need evaluated further? What are the recommended next steps? I have clients tell me all the time that they’ve never worked with an agent with clearer or as frequent communication. It’s my goal to head something off before it becomes a problem or explain something before my client has the need to ask about it. And this direct communication with my sellers is something that most other large real estate groups instead have an assistant handle. I handle all communication directly with our sellers every step of the way.

Home pricing is the selling factor that typically trumps all other aspects of the selling process. In most cases, there’s little that marketing, organization or a seller’s objectives can do to overcome a severely overpriced home. So it’s vital for a listing agent and seller to have a candid conversation about pricing before a home goes on the market, and then at regular intervals thereafter if a home hasn’t gone under contract. In most cases, it’s possible to provide a seller with a detailed market assessment, factoring in property location and property condition, and to provide a likely sales price range… Along with providing a seller the likely expected outcomes at different price points, time intervals, etc.

Home Improvements with the Best Return On Investment for Home Sellers in Kansas City, Johnson County and the Surrounding area

If you are preparing to sell a home in Johnson County Kansas or the surrounding Kansas City area, home buyers will be looking closely at the condition of your home. A home with new paint and carpet and that appears priced decently can go unsold if there are other issues once a buyer looks deeper. Granite kitchen counter tops are certainly an eye catcher, but if the buyer looks up and see a leaking roof then your wonderful kitchen may not matter. Gleaming hardwood floors are an attention-getting but if a buyer sees that your furnace is at the end of its life expectancy, such differed maintenance can kill your home sale. So when preparing your home for sale, don’t just be focused on the cosmetic items, also look closely for any mechanical or structural issues that will turn buyers away.

Cosmetic and remodeling projects are great but sellers usually see the largest return on investment when they focus repairs on the core mechanical and structural items in their home. Buyers love an updated kitchen, remodeled bath and fresh paint and carpet, but they’re looking just as hard for major issues, such as window or siding issues… And they’re more likely to walk away from your home due to an old roof than due to old paint. The latest home improvement trends indicate several home improvements that stand out for their return on investment. One is kitchen updating, which nets sellers 94% on their return on investment. The second is siding repair. Knowing a home is weather-tight is a major concern for home buyers and that’s why home sellers recoup 93% of the money spent making siding repairs.

The best return on investment of all, and the only one that returns more than 100% on your investment is, wait for it… re-insulating your attic. Today’s buyers are conscious of utility costs and re-insulating an attic is of value to every home buyer — which is why it nets home sellers a 108% return on their investment. Other great improvements include roof replacement and window replacement, if either are at the end of their life expectancy — both return 80% on investment. Curb appeal is also important and because you never get a second chance at a first impression, replacing front doors and garage doors have a solid return on investment. Because home buyers will be looking for a home that’s in good cosmetic, mechanical and structural condition, you’ll want to be sure you don’t overlook any of these of areas when preparing your home for sale.

My Short List Of Best Mortgage Lenders In The Kansas City and Johnson County Kansas Area

The important first step in buying a home is getting Pre-approved with a mortgage lender. This involves contacting a lender, having them run your credit, going over details such as your income and employment history, and ultimately receiving a Pre-Approval Letter showing how much home you can afford. Choosing a lender is a very important decision that has both short term and long term consequences, so it’s not recommended to simply choose the first lender you come across. There are some critical questions that need asked about the lender and, more specifically, about the loan officer you’re considering using… Does the loan officer get 99% of their loans closed on time? Does the loan officer offer competitive mortgage interest rates? Are the fees charged by the loan officer/lender competitive with other lenders?

Getting a solid mortgage interest rate is critical and will affect your mortgage payments for years to come. Interest rates also don’t just vary from one lender to another, they can vary from one loan officer to another. Many banks give their loan officers THE interest rate for the day and that’s it… Take it or leave it or check back tomorrow. Some mortgage brokers (with ability to lend funds from multiple sources) allow their loan officers to choose their compensation model, which directly affects the interest rate the loan officers offer borrowers. Yes it’s true, one loan officer could offer you a lower interest rate than the loan officer sitting in the next cubicle.  It’s simply worth checking with more than one loan officer/lender to be sure you’re in good hands.

If you’re in the market to buy a home, I have a great list of mortgage lenders that has been formed over my 20 years in the real estate industry. It’s critical to my buyers and my success that a loan officer gets the job done and lenders can and do move up and down my list over time. A few of the requirements to get on my list include being recommended from someone I know personally, having a minimum 3 years of mortgage lending experience, offering competitive interest rates, charging reasonable loan fees and the loan officer’s office being located within the metro area. From there performance is critical to be high on my list.
