New FHA Guidelines Will Make It Easier To Get Pre-Approved To Buy A Kansas City Home

Recent changes to FHA loan guidelines will make getting approved for an FHA loan less complicated for many home buyers in Kansas City, Johnson County KS, Overland Park and the surrounding areas. One of the recent changes involves clarification to lenders on what FHA will truly allow regarding a borrower’s maximum allowable debt. This has been a grey area for many years and lenders just weren’t clear on the precise debt-to-income ratios a borrower was allowed to have. Not knowing caused some home buyers that had borderline debt to income ratios to be rejected for their loan.

The loosened guidelines go into affect on new FHA loan starts after 4/21/14. Another change has some lenders dropping their minimum credit score requirements to complete an FHA loan. While FHA required borrowers to have a minimum 580 credit score, many lenders actually held a higher standard of a minimum 640 credit score to qualify after the mortgage crisis. Recently however, two lenders reduced the required minimum credit score, with one lowering the minimum to 600.

FHA is the largest insurer of mortgage loans in today’s real estate market, so these changes are sure to bring more home buyers into the market-place. A Balanced Kansas Real Estate Market Still Seeing Rise In Volume of Home Sales and Sales Prices

Checking The Pulse Of The Kansas City Real Estate Market


The latest market stats from the Kansas Association of Realtors covering the January state-wide real estate activity show home sales rose 3.8%. This improvement follows up a 1.3% rise in the volume of homes sales when we checked last month. The continued demand for homes is a good sign as we head towards the spring selling season.

Overall in the state of Kansas, we moved from a seller’s market and into a balanced real estate market with 6.4 months of inventory on the market. This is up from the 4.8 months of inventory at last month’s update.  Despite the balanced real estate market, home prices in Kansas continued to rise and were up 2.6%. This follows up a 1.4% rise in sales prices at last month’s check.

Locally in Johnson County Kansas, a seller’s real estate market continues with 441 homes sold (closed) during the past 30 days. Compared to the current volume of homes for sale in Johnson County Kansas, we have 4.1 months of inventory currently for sale in the county.

Several Real Estate Tax Breaks Could Be Ending For Kansas City Homeowners

The majority of homeowners who made a down payment of less than 20% when buying a home are paying Private Mortgage Insurance (PMI). This is a necessary and expensive costs associated with many monthly mortgage payments. When paying PMI, Kansas City homeowners have at least been able to get relief by writing the PMI off when completing their annual income taxes (i.e. paying the PMI with BEFORE tax dollars). But this break is scheduled to come to an end this year unless homeowners itemize their tax deductions. This would cost these homeowners several hundred dollars a year by having to pay the PMI with AFTER tax dollar, so homeowners will want to weigh the costs of starting to itemize deductions versus the cost of losing this tax break.

An additional tax provision related to Kansas City real estate that is scheduled to come to an end is the Energy Efficient Upgrade tax break. This has allowed homeowners since 2006 to deduct 10% of the costs of making their home more energy efficient, up to a total lifetime tax break of $500. A separate $500 energy tax credit is also scheduled to come to an end for homeowners who install energy efficient appliances. So if you’ve been considering installing new windows, a new air conditioner or a new range, now could be a good time.

The Mortgage Debt Forgiveness Act is another tax break scheduled to come to an end in 2013. This tax break has given underwater homeowners relief when completing a short sale, foreclosure or deed-in-lieu of foreclosure. When a lender “forgives” a homeowner from paying back all of what’s owed on a home, the “forgiven” debt amount may be viewed as taxable income. If so, and if this tax break ends, underwater homeowners could be faced with additional hurdles to overcome.

Time will tell if any or all of these tax breaks get extended. If they don’t get extended soon, it’s possible they could get retro extended at some point in 2014. Home Sale Prices And Volume Of Homes Sales Remain On The Rise In Kansas

The most recently released Kansas Association of Realtor market stats, covering home sale activity for Kansas during December, indicate home sales volume rose 1.3%. This improvement comes after a rare decrease in homes sales at last month’s check. The rise in home sales is impressive considering the majority of the closings would have had contracts around the holiday season, which is typically a slow time of year for real estate activity.

Overall in the state of Kansas, we moved from a balanced real estate real estate market and into a slight seller’s market with 4.8 months of inventory on the market. This is down from last months 5.8 months of inventory on the market. In addition to the rising home sales volume, the average home sale price in Kansas also rose. Compared to last December, home sales prices increased 1.4%, which follows up last month’s 11.3% increase.

Locally in Johnson County Kansas, a seller’s real estate market continues with 428 homes sold (closed) during the past month. Compared to the current volume of homes for sale in Johnson County Kansas, we have 4.2 months of inventory currently for sale in the county.

Kansas Home Sales Prices Continue To Rise Despite Dip In Home Sales Volume

The most recently released Kansas Association of Realtor market stats, covering home sale activity for Kansas during November, indicate home sales volume fell 7.1%. This slow down comes after a 3.5% increase in homes sales at last month’s check. The fall in home sales should not come as too big of a surprise however given how hot the market at this time last winter, which is what our current market is being compared against.

Overall in the state of Kansas, we remain in a balanced real estate market with 5.8 months of inventory on the market. This is up slightly from last months 5.5 months of inventory. While home sales volume fell this month, average home sale prices continue to rise. Compared to last November, home sales prices increased 11.3%, which follows up last month’s 8.4% increase.  

Locally in the Johnson County Kansas, a seller’s real estate market continues with 578 homes sold (closed) during the past month. Compared to the current volume of homes for sale in Johnson County Kansas, we have 3.2 months of inventory currently for sale.

Kansas Real Estate Market Remains Solid As We Head Into The Holiday Season

The recently released Kansas Association of Realtor real estate market stats (covering October home sales activity) show a continued strengthening of the housing market in Kansas. Compared to last October, home sales volume increased 3.5%. This follows up last month’s 15.5% increase in home sales volume.

The state of Kansas is in a balanced real estate market for the second month in a row with 5.5 months of inventory on the market. This is up from the 5.3 months of inventory last month month. The average home sale price in Kansas rose 8.4% in comparison to October of last year and this matches last month’s 8.4% increase. Home sales volume has increased every month-over-month for more than two years. 

Locally in the Johnson County Kansas, a seller’s real estate market continues with 739 homes sold (closed) during the past month. Factored against the current volume of homes for sale in Johnson County Kansas, there’s 3.0 months of inventory currently for sale. This amount of inventory indicates the presence of a strong seller’s market as we head into the holiday season.
