Home Sale Prices And Volume Of Sales In Kansas Continues To Favor Home Sellers

Checking The Pulse Of The Kansas City Real Estate Market


The most recent Kansas Association of Realtors real estate stats (for the month of May) indicates further strengthening of the state-wide housing market. Home sales volume continue to rise, as does resulting home sale prices. During the month of May in Kansas, homes sales increased 14.2% compared to May of last year. This follows up last months reported 7.8% increase in home sales.

At last months check, the state was in a balanced real estate market but nearing a seller’s market (with 5.2 months of inventory). This month there is 4.0 months of inventory on the market and thus the state  has moved into a seller’s market. The rise in home sale prices was just as impressive with average sale prices rising 9.5% compared to May of last year. This follows up last month’s huge 13.7% increase in sale prices in Kansas.

Locally in the Johnson County Kansas area, the real estate market continues to heavily favor home sellers. Over the past month there were 933 homes sold (closed) and comparing this sales rate against the current volume of homes for sale, it calculates to 2.6 months of inventory on the market. This is an increase over last month’s 2.1 months of inventory but still represents a very strong seller’s real estate market in Johnson County Kansas.

Johnson County Kansas Has Dipped Down To Just 2.1 Months Of Home Inventory On The Market

Checking The Pulse Of The Kansas City Real Estate Market


The most recently released Kansas Association of Realtors stats (for the month of April) indicates further strengthening of the state-wide real estate market. Home sales volume continue to rise, as does resulting home sale prices. During the month of April in Kansas, homes sales increased 7.8% compared to April of last year. This follows up the previous months 4.1 increase.

At last months check, the state was also in a balanced real estate market but nearing a seller’s market (with 5.3 months of inventory). This month there is 5.2 months of inventory on the market and thus another small step towards a seller’s market. The rise in home sale prices was more impressive than the increase in volume of home sales, with average sales price rising an incredible 13.7% compared to April of last year. This follows up last months 9.0% increase in sale prices in Kansas. 

Locally in the Johnson County Kansas area, the real estate market continues to heavily favor home sellers. Over the past month there were 1,132 homes sold (closed) and comparing this sales rate against the current volume of homes for sale, it calculates to just 2.1 months of inventory on the market. This is an improvement over last month’s already seller dominant 2.9 months of inventory. Johnson County Kansas clearly remains in a strong seller’s real estate market.

Continued Improvement In Real Estate Market Has Nearly Pushed State Of Kansas Into A Seller’s Market

Checking The Pulse Of The Kansas City Real Estate Market


The most recently released Kansas Association of Realtors stats (for the month of March) indicate a strengthening real estate market in the state of Kansas. The volume of home sales continue to rise and with that trend average sales prices are trending higher as well. Overall in Kansas, home sales increased another 4.1% in March, compared to March 2011 market stats. This follows a 3.4% increase at last months check.

The state has moved back into a balanced real estate market with 5.3 months of inventory on the market. If next months stats show any further improvement, Kansas is likely to move into a seller’s real estate market. The 5.3 months of inventory is a huge reduction over the 7.4 months inventory last month. The rise in home sale prices was even more impressive, with average sales price rising a massive 9% compared to March of last year. This improvement follows up last months even larger 10% increase. 

Locally in the Johnson County Kansas area, the real estate market continues to favor home sellers. Over the past month there were 725 homes sold (closed) and comparing this sales rate against the current volume of homes for sale, it calculates to 2.9 months of inventory on the market. This is an improvement over last month’s already seller dominant 3.1 months of inventory.

Want To Know What Your Johnson County Kansas Home Is Worth?

On many listing appointments home sellers perk up once we get past discussions about showing condition, marketing, commission and staging and get on to another important home selling factor… pricing of the home. Although I’ve been doing this for years, I continue to find it interesting how different agents can have such varying opinions on an appropriate list price for a given home. It seems that agents either don’t agree on the best comparable listings for establishing pricing or maybe there’s ulterior motives involved. 

When going over pricing, I discuss a price range and explain that whether we go on the high or low side of that range depends on the seller’s real estate goals. I like to welcome the seller’s opinion because knowing a seller’s motivation is critical to helping them achieve their real estate goals. Still, there are cases when a seller asks me point-blank, “How much will my home sell for?”  And my answer is always the same… Unless I’m going to buy the home from them right then and there, it’s impossible to answer that question because we don’t know who the BUYER is going to be. What I can tell them are the factors that buyers will NOT be considering when deciding how much they’re willing to pay for a home…

Most agents are somewhere between pretty sure and really sure what your home will sell for, but the truth is no agent knows for sure because the market value of every home is determined by what a buyer is willing to pay for it. The market changes daily and think of it this way… While there may be a buyer today willing to pay $300,000 for your home, if they buy another home today and you don’t put your home on the market until tomorrow, there’s no way to know how quickly a similar buyer will enter the market-place.

A home that is in excellent condition Structurally (foundation, roof, driveway, etc.), Mechanically (HVAC, electrical, plumbing, etc.) and Cosmetically (paint, carpeting, fixtures, etc.) and which is listed by a real estate agent who uses effective marketing techniques will net the highest possible sales price from a ready, willing and able home buyer.
