When it comes to customer satisfaction among the national real estate brokerages, Keller Williams Realty is heads and shoulders above the rest, according to J.D. Powers and Associates. Keller Williams receive the only 5 star rating in a group that included Prudential, Caldwell Banker, Re/Max and Century 21.

There were separate categories for home buyers and home sellers in the J.D. Powers and Associates study. Keller Williams had the highest scores in both categories. For home buyers, the J.D. Powers and Associates 2012 study considered the individual real estate agent, the brokerage office and a variety of additional services. For home sellers, the study considered the same factors as the buyer study, in addition to marketing of the property. The report concluded “Keller Williams has set itself apart by performing in all the areas that are most important to customers, specifically with the agent, the offices, and the services that they provide.”

The report also finds a correlation between the highest performing companies and a higher sales price compared to list price for sellers. Our real estate market locally has improved overall in the past year but there are still many hurdles to clear in today’s market when buying or selling a home… and the difference between a buyer’s market and seller’s market can be just a few blocks apart. Johnson County Kansas Home Sellers Continue Gaining Leverage As Elections Loom

In the Johnson County Kansas real estate market, housing prices stabilized during the spring and summer months and that trend has continued into the fall. We’ve clearly gone from a market that buyers controlled to a more even playing field. The majority of buyers and sellers we sit down already have a good understanding of the current market the first time we sit down with them. In many cases, buyers have half the choices they had just a year ago. In other cases, home sellers are arching their backs and, generally, we’re seeing home buyers paying more than they were a year ago to get the home they want. 

Though home buyers are still in a position of strength overall, many are surprised they don’t rule the market. That’s understandable after the buyer’s market we experienced for much of the past five years. The market is clearly not what it was even 12 months ago, much less several years ago, and with no glut of homes for sale in Johnson County Kansas, the stabilization of home prices could quickly turn into rising home prices.  

The National Association of Realtors has reported 15 consecutive months of year-over-year gains in volume of sales nationally. Locally, the market has remained solid, with strong homes sales and a reasonable amount of inventory hitting the market each month. If we avoid a sudden high volume of new listings hitting the market this fall, we should be in solid shape heading into winter. Of course, the upcoming elections will surely go a long way towards determining where our local real estate market are come spring-time.

Statewide Real Estate Market Is Stable, While Johnson County’s Seller Market Strengthens

The Kansas Association of Realtors has released the state’s August real estate market stats and they show continued improvements for housing in both average home sales prices and volume of home sales. Across Kansas, home sales rose 12.3% compared with August 2011. This is another impressive jump that follows up on last month’s 14.1% improvement in numbers of homes sold.

Average sales prices rose 3.8%, following up on last months 3.5% jump. Using the August sales rate compared against the volume of homes for sale at the time the stats were pulled, there’s 5.2 months of inventory on the market. The stats a month ago showed Kansas with 5.3 months of real estate inventory. Kansas has remained firmly in a balanced real estate market the past six months.

The local real estate market here in Johnson County KS is exceptionally strong as home sales have remained firm and there’s been no glut of listings hitting the market in recent months. In August there were 922 homes sold and using that sales rate (compared to the current volume of homes for sale in Johnson County Kansas), there’s 3.0 months of inventory on the market. When we checked last month there was 3.1 months of inventory on the market in Johnson County, both stats indicating a solid home seller’s market in the area.

The Rally For Homeownership Across The U.S. Makes It’s Kansas City Stop

Housing has led the way for every major economic recovery in U.S. history. To be sure our government is not overlooking the importance of housing, there’s a seven city Rally For Homeownership event across the U.S. and it’s making a stop in Kansas City next week. You can play an important role by attending the event next Tuesday 9/25/12 from 11:30am to 1pm. The free event is put on with cooperation of the National Association of Home Builders and as a former president of the KC Home Builder’s Association, my brother Mike Brown is chairman of the event.

Our lawmakers seem to have forgotten that housing generates jobs and stimulates our economy, so the objective of the Rally For Homeownership event is to ensure that our lawmakers DO remember that when they’re making decisions that affect our country’s short-term and long-term future. It’s up to us to remind Congress that Americans value the pride of homeownership, the investment that is homeownership, that owning a home is the American way and that it’s critical for our laws reflect these truths.

Speakers at the event will include Emanuel Cleaver (U.S. Representative), Nick Jordan (Kansas Secretary of Revenue), Kevin Stucker (President of the KC Home Builders Association), Don Reimal (Independence MO Mayor), Dave Lindstrom (Johnson County KS Commissioner) and Chris Koster (Missouri Attorney General).

The initial rally in Columbia South Carolina drew nearly 1000 citizens and spearheaded these additional 7 stops. The location for the Kansas City event is the Harry S. Improving National Home Sale Prices Are More Good News For The Kansas City Real Estate Market

Across the U.S., home sale prices rose 3.8% in July and further improvement is anticipated when August’s stats are released, according to CoreLogic. The 3.8% improvement in July (compared to July 2011) is the largest yearly increase in more than 6 years. This is more great housing news for homeowners, who are looking to make continued gains in a real estate market that’s still more than 1/4 off 2006 peak values nationally. 

On a side note, it’s interesting to see which U.S. housing markets are doing the best and the states with the largest appreciation the past year are Arizona, Idaho, Utah, South Dakota and Colorado. Arizona is an interesting one on this list since it was one of the five states hit the hardest by the real estate downturn. Home values in Arizona have appreciated an impressive 16% the past year, a figure that’s still down nearly 43% from 2006 peak values.

Newly Released Kansas Real Estate Stats Show Continued Improvement In Sales Prices And Sales Volume

The July real estate market stats for Kansas have been posted by the local association of Realtors and show continued improvements for housing in both volume of home sales and in average sales prices. Across Kansas, home sales rose 14.1% compared with July 2011. This impressive jump follows up on last month’s 8.7% improvement in volume of home sales.

Average sales prices rose 3.5%, following up on last months 6.0% jump. Using July’s sales rate compared against the volume of homes for sale at the time the stats were pulled, there’s 5.3 months of inventory on the market. The stats a month ago showed Kansas with 5.1 months of real estate inventory, both of which represent firmly balanced real estate markets. This makes four months in a row that Kansas has been in a balanced real estate market with stabilized property values.

The local Johnson County Kansas real estate market has remained exceptionally strong. In July there were 939 homes sold. Comparing that sales rate to the current volume of homes for sale in Johnson County Kansas, there’s 3.1 months of inventory on the market.  This is virtually the same as when we checked last month as Johnson County Kansas continues to remain in a seller’s real estate market.

Sitting The Fence On Committing To A Johnson County Kansas Realtor?

Nearly 1/3 of the home buyers who contact us initially indicate they aren’t interested in signing a buyer’s agency agreement. Most of these buyers didn’t understand that without a signed buyer’s agency agreement, NO agent can represent that buyer’s best interests. That’s how real estate agency law works in Kansas and how most brokerages handle it in Missouri too.  Buyers should expect that the listing agent on a home is representing the home seller’s best interests during the marketing phase and the resulting real estate transaction. But if a buyer hasn’t signed a buyer’s agency agreement with an agent, the agent who is assisting the buyer is acting NEUTRALLY (known as transaction brokerage). This means the buyer is sitting the fence when it comes to being represented in their home search.

By not signing to have a buyer’s agent exclusively represent you, what you’re getting is an agent opening the door of the homes for you and generally making a little small talk and staying out-of-the-way. Why is that? Because if that agent advises you on the home they are breaking the law and putting their license at risk. There’s no reason for a buyer to put themselves in a situation where a seller has a listing agent representing them, while the real estate agent who is assisting the buyer is acting NEUTRAL. It just doesn’t make sense. Once a buyer’s agency agreement is signed, the real estate agent can now advise the buyer on the home, provide pricing opinions, discuss why this home is a better or worse option than other area homes, etc.

For those 1/3 of buyers who are reluctant to initially sign a buyer’s agency agreement, we are willing to go out and show homes on an initial basis, get to know each other, make sure we’re a good fit and let the buyer see how proactive we are. We just can’t advise our buyer’s during this initial phase, if a buyer’s agency agreement hasn’t been signed.  Once it’s time to schedule showings a second time, a buyer’s agency agreement can be signed at that time. Most buyers are surprised at the level of service they get from an agent when the commitment level between buyer and buyer’s agent is a two-way street.  A buyer’s agent can put in 10, 20, 30, 40+ hours helping just one buyer, so commitment can be a difference maker in helping a buyer achieve their real estate goals.   

Ultimately, 89% of home buyers use a real estate agent to purchase a home and the beauty of the buyer’s agency agreement is that the length of the agreement can be whatever the agent and the buyer decide is reasonable. So talk with us about your comfort level because we want to make the situation a win-win for all involved.

Johnson County Kansas Home Sellers Benefit From A Third Straight Month In A Balanced Real Estate Market

The June housing market stats for Kansas have been posted by the local association of Realtors and show continued improvements in both the volume of homes sold and average sales prices. State-wide, home sales rose 8.7% in comparison to June 2011. This follows last month’s huge 13.2% jump.

Average sales prices followed suit, rising 6%. This follows last months 2.8% jump in average sales prices. Using June’s sales rate compared against the volume of homes for sale, there’s 5.1 months of inventory on the market. The stats a month ago showed Kansas with 5.6 months of real estate inventory and Kansas has now been in a balanced real estate market three consecutive months.

The local Johnson County Kansas real estate market has been especially strong. In June there were 991 homes sold. Comparing that sales rate to the current volume of homes for sale in Johnson County Kansas, there’s 3.1 months of inventory on the market. This is an improvement over last months already impressive 3.3 months of inventory on the market. The inventory of homes for sale in Johnson County Kansas is lower than it’s been in more than five years, making this a great time to sell a Johnson County Kansas home.
