The average sales price in the two combined communities of Cedar Creek was $426,070 and the sale’s price range was $282,000 to $660,000. The average sales price in just Southglen was $381,687 and the average sales price in just Southglen Woods was $482,288.

Comparing the 9 Active listings in Southglen and Southglen Woods to the 12-month sales rate in the community, there’s 3.2 months of inventory currently on the market. This is excellent in our current real estate market and promising news for homes sellers in the area. There’s still a good supply of homes for buyers to choose from and the average current list price is just a little above the average sales price the past year in the community. Looking over the Lancaster market statistics dating back to January 2009, 34 homes were put on the market and 25 homes were sold over the same year period. The average sales price in the three areas of Lancaster was $276,000 with a sales price range of $218,000 to $349,000. The homes in Parkbridge of Lancaster were mostly higher priced and the seven homes that sold did so at an average sales price of $331,714. In Weybury of Lancaster, the average price of the 11 homes sales was $240,818. The 7 homes that sold in Brandon Place of Lancaster had an average sales price of $275,571.

Comparing the 7 Active listings in Lancaster to the 12-month sales rate in the community, there’s 3.4 months of inventory now on the market. This is very good in our current market and the average current list price of $291,329 is in line with the average sales price ($275,571) in Lancaster during the past year. Lancaster is a popular Overland Park Kansas home community and located near highway access and nearby parks, shopping and dining establishments.
