The final August stats recently release by my association of Realtors showed a huge improvement in the real estate market during the month of August. Home sales rose 21% during the month compared to August 2010’s sales. The impressive raw numbers included 2,789 homes sold state-wide in August compared to the 2,247 homes sold in August 2010. The national real estate market impressed as well with home sales rising 18.6% in August compared to August 2010.

Factoring the 19,464 homes for sale in Kansas at the end of August against a sales rate of 2,789 homes sold (in August), we find there was 7.0 months of inventory on the market in Kansas at the end of the August reporting period. Though 7.0 months of inventory indicates a buyer’s market, the impressive August sales rate absolutely put a dent in the volume of inventory on the market. Less competition on the market is music to home seller’s ears and so are rising average sales prices. The average home price was $159,082 across the state, a 2.7% increase from August 2010.  

Locally here in Johnson County Kansas, the August stats look even better. There were 737 homes sold in Johnson County Kansas during the month of August. Comparing this sales rate to the current 3,782 homes for sale in Johnson County Kansas, we find 5.1 months of inventory in Johnson County Kansas. That’s considered a balanced real estate market and there’s no doubt that the Johnson County Kansas real estate market remains a solid option for investing in real estate.

Using the past 10 days of real estate market stats in the chart below to figure the absorption rate in Johnson County Kansas, there’s 32 months of inventory on the market. That’s not a misprint and seeing just 35 homes close in all of Johnson County Kansas over the past 10 days is concerning. Absorption rates tell us how many months it would take to sell of the current inventory using a recent sales rate figure — in this case using the past 10 days of sales. This is a typically slow time of year for sales, so I would expect the numbers to be weak. But when you think of just a 100 sales per month pace when there’s more than 3,000 homes on the market, that is an eye opener.

The number of homes that went under contract was a much improved 228, but even we assume all those would close (and recalculate the absorption rate), there’s still 4.9 months of inventory on the market.  Better, but not great by any stretch. Other eye-openers in these stats are that nearly 350 homes came on the market in just the last 10 days and the average sales price of $212,100 was MUCH below the average list price ($270,189) of the 346 homes that came on the market.

In Johnson County Kansas there continues to be more homes coming on the market than homes going under contract (pending) or than homes being sold (closed). This creates a further surplus of supply in Johnson County KS. Using the past 7 days as a basis for figuring the absorption rate in Johnson County, there’s about 14 months of inventory on the market. Again, that’s using the 72 homes sold to calculate the absorption rate. If we use the homes that went under contract instead (and assume they’ll all make it to the closing table), then the absorption rate is a much improved 4.8. This shows us that contracts being written has REALLY picked up with the spring market.

Do keep in mind that a 7-day period is a very small sampling of Johnson County Kansas market activity and designed to simply provide look at the what’s going on now in the current real estate market. While a 7-day period could indicate a trend forming it does not necessarily show a real estate markets long-term trend.
