Impressive Real Estate Market Stats Abound In The State Of Kansas

The final August stats recently release by my association of Realtors showed a huge improvement in the real estate market during the month of August. Home sales rose 21% during the month compared to August 2010’s sales. The impressive raw numbers included 2,789 homes sold state-wide in August compared to the 2,247 homes sold in August 2010. The national real estate market impressed as well with home sales rising 18.6% in August compared to August 2010.

Factoring the 19,464 homes for sale in Kansas at the end of August against a sales rate of 2,789 homes sold (in August), we find there was 7.0 months of inventory on the market in Kansas at the end of the August reporting period. Though 7.0 months of inventory indicates a buyer’s market, the impressive August sales rate absolutely put a dent in the volume of inventory on the market. Less competition on the market is music to home seller’s ears and so are rising average sales prices. The average home price was $159,082 across the state, a 2.7% increase from August 2010.  

Locally here in Johnson County Kansas, the August stats look even better. There were 737 homes sold in Johnson County Kansas during the month of August. Comparing this sales rate to the current 3,782 homes for sale in Johnson County Kansas, we find 5.1 months of inventory in Johnson County Kansas. That’s considered a balanced real estate market and there’s no doubt that the Johnson County Kansas real estate market remains a solid option for investing in real estate.

After calculating the absorption rate over the past 15 days in Overland Park Kansas, we find the city has 5.4 months of inventory currently on the market. This is an improvement over the 6.2 months of inventory when we checked Overland Park’s real estate stats back in July. 5.4 months of inventory represents a slight buyer’s market but the average sales price the past 15 days was significantly higher than the average priced new listing to come on the market during the same time period. This is a promising sign for Overland Park home sellers.

Using these past 15 days of market stats to figure the absorption rate in Overland Park Kansas, there’s currently 4.8 months of inventory on the market.  Still a buyer’s market but really not bad at all in our current real estate market. Of concern is the average sales prices across the Actives, Contracts written and homes Sold. This is telling us the average Overland Park seller feels their home is worth $260,000. However the average sales price of homes that went under contract during the same period was lower, at $246,000, The homes that actually Sold (closed) over the same period sold for even less – $32,000 less than the average sales price of the homes that came on the market during that time.

Looking at 15 days of market stats is a small snap shot of local Overland Park KS real estate activity. In the city of Overland Park KS there continues to be more homes coming on the market than homes going under contract (pending) or than homes being sold (closed). This creates a further surplus of supply in Overland Park Kansas. Using the past 15 days of closed homes as a basis for figuring the absorption rate in Overland Park, there’s a little over 8 months of inventory on the market. As we’ve been seeing in most areas of the Kansas City metro, the Pending sales are looking better than the homes closed. If we run the numbers based on Pending sales (remember that all pending sales will not make it to the closing table), then the absorption rate is much improved 4.5 months of inventory.

Keep in mind that a 15-day period is a small sampling of Overland Park Kansas market activity. This information is designed to look at the what’s going on now in the current real estate market and it does not indicate the real estate markets long-term trend.
