There’s a very simple search that Johnson County Kansas home buyers can do to research the home they’re considering buying. The site allows you to search any property by address and view aerial maps of the property, current and past photos of the exterior of the home, lot dimensions, zoning restrictions and more.

Once there, simply enter the address of the property in the search box that says “My Location”. You don’t even have to include the city or state.  The first map you’ll see shows the official county map with the property lines overdrawn showing precisely how the home sits on the given lot.  The second map is also great because you can view a 2D view, aerial view or bird’s-eye view of the property. There’s also a 3D version that I’ve yet to try out. Below that map are tax appraiser’s previous photos of the home, some going back as far as 1993. This alone is eye-opening on many properties!

Challenging Real Estate Market Continues Into The Fall For Kansas City Home Sellers

The most recent stats reported by the Kansas Association of Realtors (KAR) were September’s market stats. The results were not favorable for home sellers across the state of Kansas. KAR reports that home sales fell more than 22% in September when compared to September 2009. This was a huge drop from around 2,765 reported sales last year to 2,100 this year. The Kansas real estate market was slightly worse than the national average, which saw about a 19% drop in sales compared to last September.

The months of inventory on the market has crept up to 9.9 months of inventory. Months of inventory in this case is calculated using the number of September home sales and dividing that into the 21,148 homes that were on the market at the time this report was produced. Average sales prices held pretty steady with a 0.4% decline from $151,383 in September (compared to August 2010).  Nationally, home prices decreased by 2.4% overall between September 2009 and September 2010.

Looking at our local Johnson County Kansas real estate market, we had 503 homes sold in September. This was down about 1/3 from the 750 homes sold in September 2009. Using this September’s sold stats and comparing it to the 4,130 homes for sale in Johnson County, there’s currently 8.2 months of inventory on the market. It’s clearly a buyer’s market in Johnson County Kansas and I continue to see amazing deals all over the Johnson County Kansas area.

Using the past 15 days of real estate market stats in the chart below to figure the absorption rate in Johnson County Kansas, there’s currently 11.4 months of inventory on the market. This is the highest I’ve seen in some time and a sales rate of under 400 sales a month in the county is not high enough for an inventory of more than 4,000 homes on the market. There’s slightly better news in the number of homes that went under contract over the same 15-day period. If we use the figure of the 279 homes that went under contract to figure the absorption rate in Johnson County (under the assumption all will close), there’s 7.8 months of inventory – which is still high.

Hottest Real Estate Markets In The Kansas City Metro Area

Checking The Pulse Of The Kansas City Real Estate Market

I thought it would be interesting to see which Kansas City metro cities are currently seeing the best sales rates. If we went strictly by gross number of sales, the largest cities would of course dominate the rankings. Instead, I wanted to see how many months of inventory was present in each city.  In other words, I’ve compared the past 30 days sales rate against the current number of homes on the market. I wrote down the largest 20 cities that came to mind and after running the numbers here’s the hottest real estate markets in Kansas City…

#1. Prairie Village, 5.1 months of inventory
#2. Olathe, 6.8 months of inventory
#3 (tie). Overland Park, 7.4 months of inventory
#3 (tie). Lenexa, 7.4 months of inventory
#5. Shawnee, 7.6 months of inventory
#6. Raymore, 8.6 months of inventory
#7. Lee’s summit, 9.8 months of inventory
#8. Liberty, 9.8 months of inventory
#9 (tie). Kansas City, 10.4 months of inventory
#9 (tie). Leawood, 10.4 months of inventory


Prairie Village and it’s charm came in with a solid 5.1 months of inventory and that’s as close to a stable market as you’ll see today. Johnson County had the most cities in the top 10, easily outpacing other surrounding Kansas City metro area counties.

Using these past 15 days of market stats to figure the absorption rate in  Johnson County Kansas, there’s currently 10.5 months of inventory on the market.  That’s quite a bit of inventory and then more homes coming on the market than going off. But it’s interesting that more than DOUBLE the number of homes went under contract (401) as homes that sold (185) over the same 15 day period. If all those 401 homes made it closing (they all won’t), then the  months of inventory figured on this 15 day period would be a greatly improved 4.8 months of inventory.

Also, looking at 15 days of market stats is just a small snap shot of Johnson County Kansas real estate activity. Market conditions also vary greatly from one city to another and one subdivision to another.
