Buying and selling real estate in a new COVID-19 world

The Jason Brown Group

I’m sure most of our clients, friends and family never envisioned spending so much time in their homes… A home for most was a place to relax after work, events and activities but it’s become THE place for work, events and activities. From a real estate agent stand-point, it’s no longer business as usual in the ever-changing world of sheltering-in-place, self-isolation, quarantines, lockdowns and general social distancing.

Real estate is considered an essential service and my group has maintained a focus on getting all of our current real estate transactions through to closing. Every deal my group has been involved with since the COVID-19 situation began has made it through to closing, including several more the past week… It’s taken a lot of work, planning and diligence to make it happen in such a volatile work environment. For clients without a pressing situation, we’ve been busy working on timing of things to jump in the market once the current situation has settled.

For home sellers in the urgent situation of already having their current home under contract, already having purchased another home, being in the middle of a relocation, or otherwise soon to be in a homeless situation, we continue to work daily to help those sellers. We’re taking all possible precautions, including the showing restrictions in place on our listings. For sellers earlier in the process or without a pressing need, we continue working closely on getting homes prepared to go on the market with a future target date in place. This allows our sellers to address any improvements, repairs and cleaning, and allows us to prepare for photos, staging and pre-marketing… Our seller’s homes are really going to shine once they hit the market!

For home buyers in an urgent situation of already having their current home under contract or sold, being in the middle of a relocation, facing the end of a lease agreement, or otherwise in a soon-to-be homeless situation, we continue working closely with our buyers to locate a home. We’re taking all possible precautions, even bringing hand sanitizer to all showings. A critical part of our success is that we choose to work with the best mortgage lenders, title companies and critical alliance partners in the area… Everyone that I personally recommend has bent over backwards to help me and help my clients get the real estate transactions through to closing!

If you’re in a situation where a move can wait, let’s put together our plan now for going on the market or starting the home search, once the health crisis has settled down. But if you’re in a situation where a move is critical, my real estate group is ready and able to assist you. Were using special COVID-19 contract addendums to help with guidance through the real estate process.

Regardless, everyone’s safety — ours, our clients and everyone involved in the real estate process — is of the highest priority to my group and we’re taking all precautions every step of the way, including no one in the same car, six foot rule, using hand sanitizer for showings, conducting virtual meetings, Facetime showings, having only principals to the transaction present, etc.

There were 196 homes sold (closed) in Kansas City the past 15 days. Comparing that sales volume to the 771 homes currently for sale in Kansas City, the city has 2.0 months of inventory on the market. This volume of real estate inventory indicates a seller’s market in Kansas City and a shortage of available housing inventory in the city. The average new listing the past 15 days in Kansas City came on the market around a $210,000 list price and the average sales price of homes closed during the same time period was nearly $192,000.

#1 Home Seller Objective… Sell quickly? Sell at max value? Sell in an organized fashion? Something else entirely?

We see 3 common objectives with the majority of our home sellers: Sell quickly, sell for max value, and sell in an organized fashion.  It’s the selling trifecta. Yet while these are the basis for most home sales, it would be a mistake to assume that all — or even one — of these objectives is most important to a specific home seller. Therefore we ASK our sellers to let us know their #1 home selling objective. Whether it’s one of the 3 common objectives, or something else entirely, if we don’t ask there’s just no way we can truly help a seller achieve their real estate goals. After determining a seller’s #1 home selling objective then we can dive into the other important factors in selling a home.

One of the critical factors in selling a home is showing condition of the property. This is something that in most cases a seller can control and we’re able to suggest repairs, updating and staging that can help sellers maximize the financial return on their real estate investment. With buyers frequently doubling the estimated costs of deferred maintenance and repairs that would need addressed after closing, it almost always makes senses for a seller to consider making essential repairs, updating and staging efforts prior to going on the market. With the experience of 1,000+ area home sales, I’m on top of the latest trends and able to provide sellers valuable free insight into what buyers are looking for in the price range. Should a home stager need brought in, I’m connected with the best stagers in the area. I also understand that some selling situations simply don’t involve the ability — time, financial means or interest — to implement such recommendations… And that’s OK.

Another factor we discuss is marketing of the home. My group has a system in place to effectively market a property in today’s real estate market and we follow our plan to T. We’re constantly monitoring what is working in today’s real estate market and we’re always prepared to make necessary adjustments that ensure we’re on top of the most effective means of marketing a home. I will never be the type of agent who just puts a sign in the yard and hopes for the best. There’s much more to selling a home than that and it’s my goal to exceed client expectations in getting the word out to buyers and buyer’s agents.

Communication is an often overlooked trait and poor communication is something that can really cause problems. If communication is weak in the early stages, it’s unlikely to get better later in the process. Real estate is ever-changing and there’s critical communication that needs to happen between a listing agent and seller. Without clear communication, how can a seller know what’s being done to market the home? How showings are going? How feedback is going? How the real estate market is doing? Does pricing need evaluated further? What are the recommended next steps? I have clients tell me all the time that they’ve never worked with an agent with clearer or as frequent communication. It’s my goal to head something off before it becomes a problem or explain something before my client has the need to ask about it. And this direct communication with my sellers is something that most other large real estate groups instead have an assistant handle. I handle all communication directly with our sellers every step of the way.

Home pricing is the selling factor that typically trumps all other aspects of the selling process. In most cases, there’s little that marketing, organization or a seller’s objectives can do to overcome a severely overpriced home. So it’s vital for a listing agent and seller to have a candid conversation about pricing before a home goes on the market, and then at regular intervals thereafter if a home hasn’t gone under contract. In most cases, it’s possible to provide a seller with a detailed market assessment, factoring in property location and property condition, and to provide a likely sales price range… Along with providing a seller the likely expected outcomes at different price points, time intervals, etc.

Shortage of real estate inventory means NOW is the time to sell… Especially under the $500,000 price range!

Inventory in Johnson County Kansas has been down for more than two years and right now we’re hovering around 2 months of inventory in many areas. 5 to 7 months of inventory is considered a balanced market.  In my 25 years in the real estate industry, I’ve never seen anything like it. Right now in Olathe Kansas we have the lowest volume of inventory I’ve ever seen… There’s just 1.6 months of inventory on the market!  That’s simply are not enough homes to meet demand and I’m in search of listings to put on the market right now, especially in the under $500,000 price range.

If you know ANYONE thinking about selling their home, I can help them. I’ll run a market assessment to show them where they’d be if we were in a balanced real estate market. Then I’ll show them what the current market means to them. In quick moving areas right now, buyers in the $400’s price range can likely add 4 to 6% on to the list price and still get great activity… Buyers in the $300’s price range can likely add 6 to 8% on to the list price and still get great activity… Buyers in the $200’s price range can likely add 8 to 10% on to the list price and still get great activity.

My cost effective listing preparation tips help sellers get their homes ready to go on the market quickly and with the least amount of hassle possible. We then get to work to get our seller’s homes under contract quickly and SOLD for the highest possible price. Hot Kansas City Real Estate Market Continues through 2nd Quarter of 2016

During the 2nd quarter of 2016, the volume of home sales has continued to rise and home sales prices have followed. As it has for around a year now, the supply of homes for sale is failing to meet the buyer demand for homes. Not only has supply not started to correct itself, the volume of inventory has continues to go down while the demand for homes has remained on the rise.

Kansas City area home sellers continue to obtain a very high percentage of their asking price with most obtaining 98% to 100%+ of asking price. Closings in the metro area rose 4.9% in the 2nd quarter with 11,605 home sales this year compared to 11,065 2nd quarter of last year. There were 8,582 homes for sale during the 2nd quarter this year and that’s a huge drop from the 11,894 homes for sale at this time last year… And compared to 4 years, listings are down an incredible 40%!

Overall in the Kansas City metro area, there’s 2.8 months of inventory on the market. That volume of inventory indicates a Seller’s real estate market. At this time last year there was 4.2 months available and while that’s still a seller’s market, it’s a much stronger seller’s market right now. And 3 years ago there was 5.7 months of inventory and that amount of inventory represented a balanced real estate market. Essentially we have about HALF the number of homes available for home buyers as we did a few years ago. This is a major reason home sellers have obtained an average sales price of $186,000 metro wide, which is $10,000 higher than 2nd quarter a year ago.

The current hot summer real estate market looks very much like it will continue right into the fall, and possibly all the way through it. But there’s also a lot going in the world that could change things… And interest rates are sure to rise at some point. The election year has historically played a role in the direction of the real estate market and nobody knows for sure just how that’s going to turn out. For now, we remain in a very fast paced market.
