View Nearly 300 Homes On The Spring 2012 Kansas City Parade Of Homes Tour

Checking The Pulse Of The Kansas City Real Estate Market

The 2012 Kansas City Spring Parade of Homes tour is under way and about to enter its second weekend. There’s 287 homes on tour for potential home buyers to view in Kansas City, Johnson County Kansas, Overland Park and the surrounding areas. The Parade of Homes runs through Sunday April 29th, so there’s plenty of time to get out and see our area new home communities, new floor plans and the great home options made available by Kansas City’s best home builders.

There’s no cost to enter of the nearly 300 homes on tour and parade books are available at the Kansas City Home Builders Association location near I-435 and Holmes Road in Kansas City.  Or you can start planning your own route by using this online tool to search by city, subdivision and price range. Here’s an online copy of the Parade of Homes magazine, click on the magazine to start the slide show.  Finally, here’s a list of the some of the award-winning homes on the Kansas City Spring Parade of homes tour. Most of the homes on the tour are scheduled to be open from 11am to 6pm daily.

After calculating the absorption rate during the past 15 days in Leawood Kansas, I find there’s currently 21 months of inventory on the market. This is the highest I’ve seen at any point of checking the market stats in the past several years. Having just 7 closings in the entire city over a 15-day period is making it very difficult for Leawood home sellers. Of course, it’s a great time to buy a home in Leawood and you should get in contact with a Leawood buyer’s agent to discuss the great deals and motivated home sellers that are present in our current market.

The sales rate is going to have to pick up drastically to eat into nearly 300 homes for sale in Leawood. The average sales price over the 15-day period was just under $400,000 while the average price of the new listings coming on the market was nearly $550,000. This is very high, as you’d expect with only 9 total homes Sold (closed) in the past 15 days in the city of Leawood. The number of homes that went under contract over the same period was just slightly better. The homes that sold took more than 7 months to do so.

After calculating the absorption rate over the past 15 days in Leawood Kansas, we determine that there’s currently 9.9 months of inventory currently on the market. This is high but a vast improvement over the 13.7 months of inventory when we checked in late October. The homes that closed the past 15 days took 150 days on average to do so, which isn’t too bad. But the average sales price ($354,814) was $100,000 lower than what the average list price was over the same 15-day period ($454,712).
