Show Me The Buildfax… Will It Help Kansas City Homebuyers?

You probably know someone who has used the internet to run a background check on someone they’ve just started dating. You’ve heard the commercials imploring consumer to tell car dealers “show me the Carfax”. So you’d think it wouldn’t have taken this long for someone to attempt to give potential home buyers the ability to do a background check on the home they’re buying. That’s what Buildfax Property History attempts to do and they’re offering home buyers the opportunity to get a free Buildfax Property History report through the end of August.


Buildfax touts their reports are beneficial to just about everyone associated with the real estate industry, including home buyers, insurance companies, title companies, home inspectors and appraisers. I presume the reports will come from a database of city permits and Buildfax readily admits it has access to less than 2/3 of such records across the U.S. But the potential exists here to find out a lot of interesting things about a home at a reasonable price.

If it does indeed lead to uncovering issues like major structural issues it could save home buyers thousands of dollars. Even if it just helps a buyer better understand major work done to a roof,  electrical, plumbing or HVAC, it could be well worth the $40 they’re going start charging after the end of this month. This amount of inventory is not far from being considered a stable real estate market and that’s a promising sign for Olathe home sellers. The 64 homes that sold took 6 months to do so but the 99 homes that went under contract during the same 15-day period, did so in just 4 months.

The 38 homes that did close in Olathe the past 15 days took 169 day to do so.

The past 15 days of  market stats in Olathe KS (see chart below), indicates there’s 14.5 months of standing inventory. Absorption rates allow us to compare the supply and demand of homes in Olathe Kansas. 14.5 months of inventory is extremely high but also consider that 15 days of market stats does not tell the whole story.  These stats are just a snapshot of whats going on recently in Olathe Kansas.  Also, the slow sales rate we’ve seen can be partly attributed to the poor weather we’ve seen in the region dating back to the end of 2009. But we also must consider that a 60-sale per month pace is going to do little to eat up the 869 homes on the market — especially when you consider the pace at which new listings are hitting the market in Olathe (165 in the past 15 days alone).

If we were to assume that the 108 homes that went under contract would all close (they won’t), the months of inventory would be a greatly improved 4.0 months of inventory. That would be just fine in our current market. If we were to use a full 12 months of Olathe Kansas real estate sale’s history (2,066 homes sold) to calculate the absorption rate, the months of inventory in Olathe would calculate to 5.1 months.
