Many homebuyers are interested in limiting their home search to an area within close proximity to their favorite area golf course. Some relocation buyers want to know FIRST about the area golf courses before they start looking in a particular area. This past year I had a relocation buyer email me their search parameters: (1) located in the Blue Valley School District, (2) $400,000 to $500,000 price range & (3) within 10 minutes of Deer Creek Golf Club. There was no mention of style of home, bedrooms, baths, etc. I’m just saying…

Every golfer I know has a favorite course and the reasons may be chalked up to location of the course, cost to play a round, difficulty level of the course or ability to get a tee time. Certainly some area courses are expensive while others are much cheaper. Golfers can choose from a multitude of private or public courses, course that have open fairways or others that will eat your buddies $5 golf balls while also padding your wallet. Really there are a ton of great golf courses to be found in the metro Kansas City area. Looking For Something To Do This Weekend in Kansas City? Check Out The Kansas City Auto Show

The  Greater Kansas City International Auto Show is in town this weekend and features over 500 domestic and import vehicles. I suspect that future government regulations of the auto industry will include in-depth requirements for fuel economy, safety and emissions. No doubt, the down-turn we’ve seen in the economy will have a lot of people thinking more about a vehicles true value than they have in past years. With so many vehicles on display, the auto show should give visitors plenty of insight about where the auto industry is headed.

 

Expect to see all types of cars, trucks, vans and concept vehicles and if you’re thinking about attending, be sure to check your local Price Chopper grocery store for discount coupons. I saw them available at the customer service counter last week. Show times are 10 AM to 10 PM (until 7 PM on Sunday) and the show’s at Bartle Hall. You can visit The Greater Kansas City International Auto Show site for additional show information.

In the city of Overland Park Kansas there continues to be more homes coming on the market than homes going under contract (pending) or than homes being sold (closed). This creates a further surplus of supply in Overland Park KS. Using the past 15 days of homes closed (64) as a basis for figuring the absorption rate in Overland Park, there’s about 8.5 months of inventory on the market.

There were more pending sales than homes that actually closed and that looks promising. If we use the 87 Pending sales over the past 15 days as the basis for figuring the absorption rate in Overland Park, there’s a little over 6 months of inventory on the market in Overland Park. Do keep in mind that a 15-day period is a small sampling of market activity and designed to look at the what’s going on now in the current real estate market. While a 15-day period could indicate a trend it does not necessarily show a real estate markets long-term trend.

Search Property Lot Lines, Easements, Legal Descriptions & Aerial Views Using The Johnson County Kansas AIMS Map

Many Johnson County Kansas residents are unaware of the Automated Information Mapping System (AIMS) tool that has been made available by the county. The AIMS map is free to use and it’s a valuable tool for searching property lines, building locations on a property, land contours, schools serving the area, legal description of a property, utility locations and service providers and a whole lot more. There’s even the option of seeing an aerial satellite view of a property that is superimposed over the actual plat map of the property or subdivision. 

When using the AIMS map, you’re able to enter the address of a single property or use the drawing feature to choose the map area of Johnson County Kansas that interests you. Which detailed map features will show up on the map is entirely up to you. First time users could try searching their home address. To do so go the Johnson County AIMS online mapping page and type your home address on the right side of the page where it says “Search For Location”. Enter just your address because if you also include the city, state and zip code the results seem to be larger area that includes some of the surrounding homes.

After the map comes up showing your lot highlighted in yellow, then go to the left column and click on the + sign to the left of any of the headers – “Property Layers”, “Aerial Images”, Manometric Layers”, “Other Layers”, “Admin Layers”, School Layers” and “Utility Layers”. You’ll see that there’s more than 60 options from which to choose. After making your choices click the “REDRAW” button at the bottom of the page. Keep in mind that if you check too many boxes, the map becomes diluted and hard to read. So, maybe check 10 of the most important items and then click REDRAW to see the results. You can add a few more items and redraw again thereafter if you like. 

The mapping system is really easy to use after a few minutes of playing with it and I suggest starting by only checking the following boxes: under Property Layers check all 3 boxes. Under Aerial Images check the top (most recent) box. Under Planimetric Layers check all of the boxes. Don’t check anything under the last four headers, then click Redraw.

Have Fun With The Kids At Kansas City’s Kaleidoscope

As a kid growing up, my grade school took a field trip to Kaleidoscope. I remember it being the most amazing time. So amazing, that for years after I wanted to return. I’ve never done so but now that I have kids I think it’s time. I remember making some arts and crafts projects and the hour session seemed to be over way too soon!

For those not familiar with Kaleidoscope, it’s Hallmark Cards brain child studio and a place where kids are able to open up their imaginations using paper, cardboard, crayons and other crazy stuff (yes, it’s the leftover debris from gifts/gift cards made by Hallmark) to make just about anything in the child’s imagination. It’s an amazing environment for kids to enjoy art, explore their creativity and just have a great time.

I’m pretty sure that kids all the way up to 6th graders would enjoy Kaleidoscope and, did I mention, it’s free? Before heading out go online or call in to check the session times, especially if you have a large group. When visiting, be sure to check out the outer space room with glow in the dark markers – have fun!

In the North Kansas City area there continues to be more homes coming on the market than homes going under contract (pending) or than homes being sold (closed). But the number of contracts pending (83) is closing the gap on the number of new listings (119) which is a good sign. Using the past 15 days of Sold homes as a basis for figuring the absorption rate in North Kansas City, there’s a little less than 8 months of inventory on the market within the area that is served by the North Kansas City School District. 

Keep in mind that a 15-day period is a small sampling of North Kansas City market activity. It’s designed to look at the what’s going on now in the current real estate market and while a 15-day period could indicate a trend forming, it does not necessarily show a real estate markets long-term trend.
