A common question I get from relocation buyers is “where can we sign our kids up for youth sports?”. The Kansas City metro area has many options when it comes to youth sports, leagues and facilities. From baseball, football and basketball to cheerleading, soccer and swimming, options abound from individual opportunities to large programs, from in-door sports to out-door sports, from summer sports to winter sports. Kansas City’s diverse season’s and weather changes makes just about any sport a possibility.

For instance, my 8 year old son plays Upward Basketball in the winter, 3&2 Baseball in the spring/summer and tackle football through the Football & Cheerleading Club of Johnson County in the fall. Using these past 15 days of market stats to figure the absorption rate in Johnson County Kansas, there’s currently 5.3 months of inventory on the market. If we use the 408 contracts written to figure the absorption rate (under the assumption that they all make it to closing – which they won’t), then the absorption rate would be an improved 4.0 months of inventory on the market in Johnson County KS.

The market is really looking better in terms of sales rate in the Johnson County KS area. We’re still seeing more homes listed than sold and since the months of inventory isn’t spiking this is an indication a significant amount of homes are going unsold/taken off the market by the sellers. This is not necessarily a bad thing because sellers simply running it up the flag pole further saturate the Kansas City real estate market.

Looking at 15 days of market stats is a small snap shot of local Johnson County KS activity. I asked the Magic 8 Ball “Is now a good time to buy a house in Kansas City? and the answer was “Maybe”. Worthless Magic 8 Ball. OK, I do believe it’s a good time to buy a home because there are so MANY great deals in today’s marketplace. I must go further though and add that it weren’t for the historically low interest rates and the government handing out huge home buyer tax credits, it would be a more difficult argument. Strictly from an investment stand-point, many would argue it’s a risky time to be buying real estate.  But it’s also possible that we’re nearing the bottom of the market and those jumping in today could make others look silly for not  having jumped into 2009’s real estate market that is plush with tax credits and low interest rates.

Let’s look at a hypothetical example of buying a $200,000 home today or waiting three years to buy a $200,000 home. If a buyer purchased a home for $200,000 today and it lost $8,000 in value the next three years, the $8,000 tax credit they received when purchasing would negate the loss in value – so you can see the huge cushion the  government is providing with these tax credits – and if the home didn’t lose any value then the buyer really makes out like a bandit.

Let’s now take a look at interest rates. If a $200,00 home was purchased today at 5% interest rate (with 3.5% down) the principal and interest (P&I) payments would be $1,035/month.  Now if the buyer waited three years to purchase that $200,000 home and interest rates jump to 7% (which is entirely possible), then their P&I monthly payments would be $1,284/month – meaning the borrower is losing about $250/month by having waited. That would equate to a $3,000 loss each year going forward and $9,000 over the next three years!

Let’s also factor in the mortgage interest deduction. We have to make an assumption here, so let’s assume the buyer of a $200,000 home is in the 25% tax bracket (keeping in mind that I’m no accountant). A borrower who pays $1,000 interest per month would be able to write off 25% of each month’s interest and in this scenario that would be $3,000 each year – so that would be $9,000 over the three year period!  If renting, there would of course be NO interest write-off.

Putting all three factors together, the buyer who doesn’t purchase in 2009 would lose (1) the  $8,000 tax credit, (2) $9,000  in the 2% jump in interest rates and (3) $9,000 in mortgage interest deduction for having rented versus owning.  That would be $26,000 lost over just THREE years by waiting to purchase a home. These losses would of course continue to mount each and every year thereafter as well.

The pride of home ownership should also not be underestimated.  The great wealth made during the housing boom led many to forget the main reason our parents and grandparents owned a home – shelter. It’s entirely possible that a person who loses a few thousand on a home rather than renting is a happier, more productive person for having owned and lost some value than for having rented and treaded water. All I’m saying is that there are intangibles that can not be quantified when it comes to home ownership. I guarantee that if you told me my options were losing a few thousand over a few years owning versus living in an apartment, the decision would be easy. I lose  thousands on my vehicle each year and you could bet I’d also choose to own and lose a little over living in an apartment. Of course,  there are other choices besides just those two scenarios – one of those being to locate one of the many great real estate deals that are out there today.

Going back to July 2008 and looking at about a full year’s worth of market stats in Falcon Valley, there were 28 homes listed for sale. 11 homes were sold and home sale prices in Falcon Valley ranged from $210,000 to $554,064 with an average sales price of $397,090.

Comparing the current rate of sales over the past year to the 14 Active listings in  Falcon Valley, there’s a little over 15 months of inventory on the market. The average current list price in Falcon Valley is $490,114 and  quite a bit higher than the average sales price over the past year. Falcon Valley is a great Western Lenexa community in a growing area of western Johnson County KS.

Bubba Would Have Loved The Farmer’s Markets In Kansas City

If you’re looking for the best locations to purchase fresh produce, there are several great Farmer’s Market spread across Kansas City. If you want big, then you should start by getting out this weekend to Kansas City’s own City Market downtown. I remember going there as a kid and my parents buying shrimp. Lots of shrimp. We had shrimp-kabobs, shrimp creole, shrimp gumbo, pan fried shrimp, deep fried shrimp, stir fried shrimp, pineapple shrimp, lemon shrimp, cocounut shrimp, pepper shrimp, shrimp soup, shrimp stew, shrimp salad, shrimp and patatoes, shrimp burgers, shrimp sandwiches… or maybe I just remember all that from Forrest Gump.

The city of Kansas City also has a great option in the Zona Rosa Farmer’s Market.  There are tons of other options as well across the Kansas City metro and several Farmer’s Markets in Johnson County Kansas alone — Overland Park Farmers Market, Shawnee Farmer’s Market and the Olathe Farmer’s Market.  If you’re looking for a Farmer’s Market in another area of Kansas City check out the Brookside Farmer’s Market, Parkville Farmer’s Market, Blue Springs Farmers Market or Liberty Farmer’s Market.

It’s also important to remember the little guy, so be sure to occasionally stop and support the small local stands you’ll see popping up across the city. Some of the best watermelon I’ve ever purchased was from the little produce stand set up in southern Leawood near 151st Street. It has a quietness to it that’s not found in some cities and that’s what really appeals to my family.

21,000 Is The Number To Be Aware Of When It Comes To Radon Gas In Kansas City

Radon’s atomic number is 86.  Radon has a density 8 times that of the Earth atmosphere. But what number really matters when it comes to radon gas? According to the EPA it’s 4.0  But if you ask me, it’s 21,000. 4.0 is the  reading at which the EPA recommends installing a radon mitigation system in a home. The 4.0 being a picoCuries per liter of air reading that the average Joe doesn’t understand. So let’s move on to a number that should get your attention – 21,000. 21,000 is the number of deaths per year  in the U.S. that are attributed to radon gas. This makes radon the second leading cause of lung cancer.

As a soil born gas, radon is found in most homes, especially in the lowest levels like basements. If a radon reading comes in high there are different methods of mitigating (correcting/reducing) the level of radon gas in a home. The most common I see is filling in cracks in basement walls and floors, covering the sump pump pit in the basement floor and/or running exhaust pipe from the basement floor up/out of the home with help of a fan.  Mitigation systems often cost $700 to $1,500 depending on what difficulties are present to get the system installed. In my experience the system installation price includes a retest.
