Johnson County KS

Johnson County KS

In Johnson County Kansas there continues to be more homes coming on the market than homes going under contract (pending) or than homes being sold (closed). This creates a further surplus of supply. Using the past 15 days as a basis for figuring the absorption rate in Johnson County Kansas, there is about 15 and a half months of inventory on the market in Johnson County.

Keep in mind that a 15-day period is a small sampling of market activity and designed to look at the what’s going on in the short term in our real estate market. While a 15-day period could indicate a trend it does not necessarily show a real estate markets long-term trend. For example, with the spring real estate market around the corner, if there were 250 sales in a 15-day period then it would calculate to about 8 months of inventory (under the assumption there’s the same number of listings on the market).

Overland Park Kansas Is An Amazing Destination For Kansas City Relocation Homebuyers

Hands On The Heartland
Checking The Pulse Of The Kansas City Real Estate Market

Overland Park Kansas is an amazing destination for relocation buyers moving to the Kansas City area. In CNN Money’s 2008 ranking of the Top 100 Best Places To Live in the country, Overland Park Kansas ranked #9. If you want to see some reader opinions on the article and city, then check out Money Magazine’s blog related to the top places to live. Like any anonymous comment boards, you’re going to have some nay-sayers but I’ll tell you that Overland Park is an amazing city.

Keep in mind that State Line road separates Johnson County Kansas (where Overland Park is located) and Jackson County Missouri and there’s a rivalry that dates back to the Civil War that pitted the two states against each other. Some residents will go as far as to say they wouldn’t ever consider moving from one side of the state line to the other. Now that’s a rivalry. Anyone involved in a Kansas City relocation will quickly find out about the Kansas Jayhawks versus Missouri Tigers rivalry – and the dividing line is often State Line Road.

Relocating to Overland Park Kansas

As the largest suburb in Johnson County Kansas, Overland Park played an important role in Forbes Magazine 2008 rankings of the America’s Best Places To Raise A Family. In 2007, National Geographic chimed in naming Overland Park Kansas one of the Top 10 Places To Live and Play in the country. Buyers looking south of I-435 in Overland Park will be served almost exclusively by the award winning Blue Valley School District. A small portion of southwestern Overland Park is served by the Olathe School District and Overland Park north of I-435 is served by the Shawnee Mission School District. You may also be interested in visiting the City of Overland Park’s web site.

Overland Park offers more than 250 restaurants, diverse shopping destinations, entertainment options, 25 first class hotels, youth sport leagues, parks and recreation, job opportunities, corporate centers, master planned home communities, a 300-acre arboretum and the list really goes on and on. What I find especially great about Overland Park is that you can be 10 minutes from great amenities while also also being just minutes from being out in the country.  That’s convenience if you ask me. Depending on where in Overland Park you live you’re just 15-30 minutes from downtown as well. The city of Overland Park covers 56 square miles and has a population of more than 160,000.

There are also other amazing suburbs in Kansas City and in Money Magazine’s top 100 rankings, you’ll also find Olathe Kansas at #11, Shawnee Kansas at #39 and Lee’s Summit Missouri at #79. If you have questions about relocating to Overland Park or any of our other Kansas City suburbs please don’t hesitate to contact me with your questions.
