Tax Credit Party Continues With News That May Homes Sales In Kansas Were Up More Than 20%

Checking The Pulse Of The Kansas City Real Estate Market

When it was reported about a month ago that April home sales in Kansas had risen more than 40% from the previous April, I was very impressed. Although the news had to be taken with a grain of salt – because it was tax credit fueled – I was still looking forward to seeing some more tax credit fueled sale’s figures for May. Well the figures are out and the party continues with news that Kansas home sales were up more than 20% in May 2010 over May 2009.

This is good news no doubt, but not as impressive as April’s report was compared to the nationally sales figures. In April, the increase in the sales rate from the previous year in Kansas was almost double that of the comparable national sales rate. But in May the increase in the Kansas sales rate was much more in line with what’s going on nationally — a 22.6% increase locally in Kansas compared to 19.2% nationally. The raw numbers, as reported by my Kansas Association of Realtors (KAR), shows there were 3,355 homes sold this May, compared to 2,737 in May 2009.

KAR reports there’s 5.6 months of inventory on the market, which is a slight improvement over April’s report of 5.7 months of inventory. Before there was an extension to the deadline for tax credit closings to occur, many close dates were set for mid to late June. So I expect that when June’s figures are release those will be better than last year as well. The extension provided for closings may also lead to higher sales rates when the July and August stats are reported down the road. In other news from the May report, the average sales price in Kansas was $157,822. This is a decrease from the $161,928 average sale’s price in May 2009.  Taking an isolated look at the Johnson County Kansas real estate market, there were 935 home sales in May of this year, which was a 22% increase over May 2009.

After figuring the real estate absorption rate over the past 15 days in Overland Park Kansas, we find that there’s 6.4 months of inventory on the market.   This is higher than we’ve seen recently in Overland Park and a pace of 184 sales per month in the city is not enough to eat up the nearly 1200 homes currently for sale. The number of homes that went pending is similar to the number of homes sold (closed) over the same 15-day period and an indication that the sales rate hasn’t picked up in recent weeks.

Using the past 15 days of Olathe Kansas real estate stats to figure the absorption rate in the area, there’s currently 5.4 months of inventory on the market.  Absorption rates tell us how long it will take to eat up the current inventory at the sales rate over the chosen period. Having just over 5 months of inventory on the market is good in our current real estate market and is close to a stable market. Although average sales prices are down compared to recent years, it’s excellent that the average priced new listing is perfectly in line with the average sale price over the past 15 days in Olathe KS. Seller’s certainly appear to be pricing their homes more appropriately than in recent months.

Comparing Expired And Cancelled Johnson County KS Listing Totals To Number Of Homes Sold

Checking The Pulse Of The Kansas City Real Estate Market

The common three Kansas City MLS statuses for homes we see are Active, Pending and Sold. But there’s a ton of other MLS statuses that may be seen on a particular listing. Another common one is Expired listings – homes that never closed and the listing agreement between the Seller and Broker has run its course. Taking a look at the number of Expired listings in Johnson County Kansas over the past 30 days shows us that 191 home listings expired. For comparison purposes, over the same 30 day period, there were 861 homes Sold in Johnson County.

191 homes are a lot of Expired listings in the county and the numbers become more eye-opening when you take a closer look.  Expired listings aren’t the only way (other than selling) that a home comes off of the MLS. A listing can also be Withdrawn by the agent from Active status or Canceled and removed from Active status. I won’t spend much time going over Withdrawn listings because these listings (after being removed from Active status) will eventually run their course, reach the initially entered listing expiration date and then automatically switch to Expired status at that point. Moving along, it’s the Canceled listings that I want to go over because they need discussed side-by-side with our area’s Expired listings.

A Canceled listing is much the same as an Expired listing and the main difference is the seller and/or the agent have given up selling the home before the listing reached its scheduled listing expiration date. For this reason, we should add the Canceled listings together with the Expired listings and take a look at the total number of homes that were rejected by area home buyers. Looking at Johnson County Kansas again, there were 314 Canceled listings over the last 30 days. That’s very interesting because it’s even MORE than the 191 Expired listings over the same 30-day period.

As a reference point there’s approximately 4,000 Active listings in Johnson County Kansas. Pulling all of the other information above together, over the past 30 days there were 861 homes Sold and there were 505 homes that did not sell (Expired or Canceled). This means that about 21% of the area listings Sold and 12% went off the market. It’s certainly a sign of our current real estate market that the percentage of homes not selling is in the double digits and remotely comparable to the number of homes Sold.

This is typical in our current real estate market and indicates we remain in a buyer’s market in Lenexa KS. The average listing price over the past 15 days was just over $300,000, however the average sale price over the same period was almost $50,000 less. The days on market of the 29 homes sold (closed) was also high — at nearly 200 days on the market.

Using the past 15 days of real estate market stats in the chart below, the absorption rate is not looking great in Leawood Kansas. There were just 25 total sales (closed homes) in the entire city of Leawood over this 15 day period. The fact that just 11 homes went under contract – less than one per day – is even more concerning. Using the sold homes compared to the 379 homes currently on the market, there’s 7.6 months of inventory on the market. This is high and will get worse if the pace of homes with contract’s pending  doesn’t pick up soon.

The average new listing the past 15 days came on the market about $160,000 higher than the average home sold for over the same period. At least the pending homes had a high average list price at the time they went under contract ($640,759). Holy Smokes, April Home Sales Rose 42.5% In Kansas

I about fell out of my chair when I saw that Kansas home sales jumped over 40% in April. That is incredible and it was a great month for home sales state-wide. Of course the jump is directly related to the tax credit that ended at the end of April, but you can’t argue with the results. A 42.5% jump from April 2009 over April 2010 certainly helped to work a lot of inventory of the market… and the less homes there are for sale, the quicker we’ll achieve a stable Kansas City real estate market.


When you compare the 42.5% jump to the national average of 22.8%, it’s even more impressive. The raw numbers, as reported by my Kansas Association of Realtors (KAR), shows there were 3,242 homes sold this April, compared to 2,275 in April 2009. KAR further reports that, even after the great month of April, there’s still 5.7 months of inventory on the market. But this is MUCH better than the 7.6 months of inventory we had at the end of March.

The average sales price in the state of Kansas was just over $155,000 and a several thousand dollar improvement over April 2009’s average sale price. Taking an isolated at Overland Park Kansas, there were 275 home sales in April of this year, a 66% increase over April 2009. The average sale’s price was stagnant however, with a fall of about a half percent this April over last April.

End Of First Time Home Buyer Tax Credit Taking Toll On Johnson County KS Real Estate Market

The Home Buyer Credit ended the last day of April and since that time everyone with a stake in the real estate industry has been holding their breath in hopes that home sales would remain solid. However I’ve been concerned the past several weeks as web traffic, foot traffic and home inquiries have slowed. It was going to take a full month of market stats for me to analyze and be able to compare how our post-tax credit real estate market was doing. Well, the end of May has come, I’ve analyzed the stats,and the results aren’t  pretty.


The number of single-family Johnson County homes that went under contract in May 2010 was down roughly 60% when compared to April 2010.  The raw numbers are 1,138 homes going under contract from 4/1/10 through 4/30/10, compared to 438 homes going under contract 5/1/10 through 5/31/10. These figures give a clear indication that the end of the Home Buyer Credit is really taking a toll on the Johnson County Kansas real estate market.

I wanted to take another angle and also compare May’s (post-tax credit) market stats against a month that didn’t involve the frantic buyers trying to get under contract prior to the end of tax credit in April. So I took a look at the Johnson County Kansas market stats for May 2009 and found  781 homes went under contract. Compare this to the 438 homes that just went under contract in May 2010 and you get a huge 44% drop in contracts written. It appears, at least in the near-term, that the post-tax credit real estate market could remain a tough one for Johnson County Kansas home sellers.
