Looking over the past 15 days of Shawnee Kansas real estate market stats to figure the city’s absorption rate, there’s 4.4 months of inventory. This is not bad at all and Shawnee has posted back-to-back reasonable reports. The inventory is clearly being worked off at a decent rate though it should be noted trouble could be on the horizon. I’m concerned about having just 25 homes go under contract over the past 15 days. At that rate, there’s closer to 8 months of inventory on the market.

As with other local cities, we are still facing the problem of sellers believing there homes are worth more ($225,852) than homes are selling for ($207,469) the past 15 days. There’s a pleasant surprise in that the average priced home to go under contract the past 15 days was $255,922.

This is high but better than some other parts of the Kansas City metro area. To work off 900+ homes for sale in the city, we’ll need to pick up the pace of under 150 sales per month. The newest contracts written the past 15 days don’t indicate that’s the trend as there were almost the exact same amount of homes that went under contract as homes sold.

The 38 homes that wend Pending had an even lower average list price ($247,672) when they went under contract.

We can figure the absorption rate using these figures and doing so then tells us there’s currently 4.1 months of inventory in Overland Park. This is much better than we’ve seen in other areas and even in Overland Park recently. The improvement lies in an average of a 264 per month sale pace. Even more impressive is the 190 contracts written over the same period. That is no doubt fueled by the tax credit that ended last week — yet still great to see.

Home sellers are still pricing their homes higher than what the market is bearing however. The average list price was $283,277, which is about $30,000 higher than the average home sold for over the same period. The results show there are 20 months of real estate inventory on the market in Leawood. This is very high and seeing just 9 homes sales in the entire city of Leawood during the past 15 days is very concerning.  The average sale price of those 9 homes was around $342,000, which is much lower than the $575,000 average list price of the 51 homes that cam on the market during the same period.

There was some better news in the number of homes that went under contract (44) and in the average list price of those homes when they went under contract ($484,000). Hottest Real Estate Markets In The Kansas City Metro Area

Checking The Pulse Of The Kansas City Real Estate Market

I thought it would be interesting to see which Kansas City metro cities are currently seeing the best sales rates. If we went strictly by gross number of sales, the largest cities would of course dominate the rankings. Instead, I wanted to see how many months of inventory was present in each city.  In other words, I’ve compared the past 30 days sales rate against the current number of homes on the market. I wrote down the largest 20 cities that came to mind and after running the numbers here’s the hottest real estate markets in Kansas City…

#1. Prairie Village, 5.1 months of inventory
#2. Olathe, 6.8 months of inventory
#3 (tie). Overland Park, 7.4 months of inventory
#3 (tie). Lenexa, 7.4 months of inventory
#5. Shawnee, 7.6 months of inventory
#6. Raymore, 8.6 months of inventory
#7. Lee’s summit, 9.8 months of inventory
#8. Liberty, 9.8 months of inventory
#9 (tie). Kansas City, 10.4 months of inventory
#9 (tie). Leawood, 10.4 months of inventory


Prairie Village and it’s charm came in with a solid 5.1 months of inventory and that’s as close to a stable market as you’ll see today. Johnson County had the most cities in the top 10, easily outpacing other surrounding Kansas City metro area counties.

This is high and it’s clearly still a buyer’s real estate market in Shawnee. At a pace of 48 sales per month, it’s going to take some time to sell of the 400+ Active areas listings. The sales prices of both the homes that have Sold (closed) and the homes that have gone under contract in the past 15 days have been very consistent, all being in the $230’s average price range.
