In the win-at-all-cost culture we live in, many believe that finishing second just means you were the  first loser. But when you consider all the large real estate companies doing business today, finishing second is something well worth acknowledging.

Looking over the Brookhighland market statistics dating back to December 2008, 17 homes were put on the market and 10 homes were sold over the same year period. The average sales price in Brookhighland was $547,085 and the subdivision saw a price range variance of $463,750 to $770,000.

Comparing the 4 Active listings in Brookhighland to the 12-month sales rate in the community, there’s 4.8 months of inventory currently on the market. This is excellent news in our current real estate market for this upper bracket home community. The average current list price of $538,463 is actually lower than the average sales price over he past year in the community. Brookhighland is a popular Overland Park Kansas home community and located near highway access and lots of parks, shopping and dining amenities.

Using the past 15 days of Leawood KS real estate stats in the chart below, we can figure Leawood’s real estate absorption rate. At a sales rate of 22 sales per month in the city, that figures to 12.9 months of inventory on the market. Absorption rates help us analyze the supply and demand of inventory by using recent sales rate compared to current  inventory in a given area. What we continue to see in Leawood Kansas is too little demand for the amount of inventory that’s on the market. Do keep in mind that we’re in an extremely slow time of year for real estate sales, especially considering we’re in the midst of one of the worst winter weather months in recent memory.

One item I find very interesting is that the average list price the past 15 days was way below the average sales price over the same period. This is the first time I’ve seen that in a very long time in Leawood Kansas and it appears area home sellers are pricing their homes more aggressively in recent weeks. Checking The Pulse Of The Kansas City Real Estate Market

If you have kids and are considering a move to the Kansas City or Johnson County Kansas area, the first thing you’ll want to do is write down the school factors that are most important to your child’s success and happiness. Even if you don’t have school age children, the schools surrounding any metro area school can certainly play a role in the area’s real estate values. So once you’ve defined the school factors that are most important, where can you go to  locate potential schools and/or check up on the schools surrounding the areas you’re looking into?  For starters, you can check out  PublicSchoolReview.com and, once there, you can enter the area or schools you want to research. You’ll find tons of information on the school, the school district, student ratios, faculty information and more. But that’s just one of the helpful sites out there. Another is GreatSchools.org and this site provides a 1 to 10 rating system for each area school, plus parent ratings and reader comments. Another site to check out is SchoolDigger.com, which also has school ratings but its ratings compare one school to all the other schools in the state. The site also includes enrollment figures going back many years, which can be helpful when analyzing a particular area or school.

Another interesting school site is LocalSchoolDirectory.com. Although the site doesn’t include reviews, it does have detailed information and some nice graphs on the number of students per grade, student race and student gender. SchoolMatters.com is one of the oldest of all school sites and an old favorite, however it’s going through some changes as its been taken over by a non-profit group. Still, they’ve managed to maintain the great info they’ve always had on the site, including reviews, ratings, test scores and maps. Most important of all, you may want to see the facts and figures straight from the state, without commentary. If so, head on over to the Kansas Department of Education or the Missouri Department of Education.

Kansas Home Inspection Process Is In For Big Changes in 2010

It was just a matter of time before Kansas started requiring home inspectors to get licensed to continue performing home inspections. There are many great home inspectors out there but the truth is that the main thing Kansas City home buyers had to rely on when choosing a home inspector was a good reference. Other than that, you could check to see if the inspector was a member of  trade group like the American Society of Home Inspectors (ASSHI). But that would be similar to me saying I’m a qualified real estate agent because I’m a member of the National Association of Realtors (NAR).  There are minimum requirement to be a member of ASSHI though. For instance, you had to have 250+ home inspections under your belt and that’s certainly worth something. But there were no actual Kansas, Missouri or federal laws regulating home inspectors or the home inspection process. So for many Kansas City home buyers, the best they could hope for was a good referral to keep the process from turning into a wing and a prayer.


This month the home inspection process is in for big changes — on the Kansas side of the state line, at least. The  Kansas legislature Bill HB 2260 went into effect on 1-1-10 and the new law requires home inspectors to register with a newly created state board — the Kansas Home Inspectors Registration Board (KHIRB). The KHIRB’s purpose will be to regulate the Kansas home inspection industry. It prevents home inspectors from continuing to state a limit  of liability to less than $2,000 (on a particular home inspection).  The other meat and potatoes of the new law calls for all Kansas home inspectors to register with the state, complete 80 hours of classroom education, pass a licensing examination, complete 16 hours of yearly continuing education and follow professional standards when conducting home inspections — all in the name of protecting home buyers in Kansas. Some of the other requirements include home inspectors being at least 18 years of age, having a high school diploma, and maintaining $100,000 in general liability insurance. Home inspectors who can show an extensive inspection history could get grandfathered in without having to take the initial licensing exam.

Some other important aspects of the bill include capping a  home inspector’s liability at $10,000 on an inspection. This seems reasonable as in my experience, home inspectors do a thorough job. I’ve never had a situation where a Buyer sued at all, much less for a situation where there were $10,000+ in damages. Thinking back, I’ve had just a couple situations where I thought the home inspection could possibly lead to some type of litigation. But of those, one involved a Buyer with unreasonable expectations and another was a situation completely brought on by the Buyer himself after closing (burying the gutter downspouts without day-lighting them anywhere — brilliant!). To help buyers understand the purpose of a home inspection, the KHIRB indicates a “home inspection is to identify material defects that are visible and in readily accessible areas of the home… An inspection will not necessarily expose all defects or eliminate all risk associated with purchasing a home… a home inspector is a generalist and is not conducting a technically exhaustive inspection… When appropriate, your inspector may recommend further evaluation or review by others”. Home inspectors will be issued registration cards showing their license number. For example,  home inspector Drew Gordon has a new license number of KS #0110-0055. So look for a number like that to ensure you’re getting a Home Inspector that is licensed in Kansas. It’s now the law and there’s no gray area in this regards. You can view a complete list of licensed Kansas home inspectors and always be sure to get a recommendation from a real estate agent or home buyer who has experience working with the home inspector you’re considering.

Comparing the 7 Active listings in Walnut Creek to the 12-month sales rate in the community, there’s 4.0 months of inventory currently on the market. This is solid in our current real estate market. The average list price ($213,964) is  also excellent and almost identical the average sales price ($212,779) over the past year in the subdivision. Walnut creek is a popular Olathe Kansas home community and located near Garmin, I-35 highway, parks, shopping and dining amenities.

This is a tricky time of year to be looking at real estate market stats, but using the past 15 days of market stats in the chart below, we can figure the absorption rate in  Overland Park KS to be 12.5 months of inventory on the market. This is very high but keep in mind that very few real estate closings are typically scheduled during the holiday season. We’ll check these stats again in a few weeks and see how much improvement there is. There was good news to be found in the 35 sales we did see, as the average sales price was almost $13,000 higher than the homes that came on the market over the same period. The average days on market (63) of the homes that sold was very reasonable, however the homes that went under contract were on the market about twice that long (131 days).

Facebook: Mixing Kansas City Business With Pleasure

In keeping abreast of the best marketing avenues, I’m always interested in knowing which national sites are receiving the most attention. I’m sure most of us would expect Google to be the #1 visited web site in the country — and indeed it was for the week ending 1/2/2010.  You might have even correctly guessed that Facebook.com was #2. But I’ll bet you wouldn’t have guessed how close the results were between the two. Google had 6.9% of the market share and Facebook came in at 6.6%!  The huge market share pulled in by Facebook is impressive and if you’re in a business where referrals are important, not making yourself available on Facebook is a very questionable act. The marketing and network opportunities grow by the minute on Facebook and when I jumped in a couple of years ago I had no idea how much fun it could be to mix business with pleasure.  Many still find the act of mixing business with personal lives on Facebook to be a huge dilemma. I disagree and find Facebook makes for very entertaining business. I would agree that it’s different and not the way business used to be done. Want to connect on Facebook? I always find it interesting that GMail isn’t counted in total with the main Google results. It’s on the GMail.com domain, so I’d think it should be. Yahoo is the same way as Yahoo Mail isn’t counted with Yahoo or Yahoo Search. If these were aggregated, Google’s presence would be much more than a 0.3% differential ahead of Facebook. Then again, if you were to combining things, a combination of  Yahoo, Yahoo Mail and Yahoo Search would surpass Google’s total by having more than 9% market share. And in looking over the top 20 list of most visited sites, what the heck is AdsZooks?
